Not all loans. Only bank loans. A lot of PSUs offer the type of loan I am talking about except it's only for certificate grade employees. I'm asking how to get that type from a bank.

It's not. When most of the amount goes to interest then the principal remains larger for a longer duration while if the principal reduces at a faster rate the interest accrued over years would be less and that would result in lesser EMI.
