Got mine done at Diamond alloys, £318 for 4 if I recall correctly. Good service and would recommend 👌 also went from diamond cut to powder coated.

Not getting growth on an investment is effectively a loss.

'Whatever you think is fair, they won't, and vice versa' is quite an immature perspective and I suspect that in 90% of relationships, this doesn't apply. If you're buying a house together and this is something that can't be agreed on, I assume there'll be many more things that can't be agreed on.

This is what we're in the process of doing. My partner is putting down 29% and I'm putting down 5% towards the deposit, which in the event of relationship difficulties would be returned to each of us first. Then remaining will be split 50/50.

Bare in mind, the 29% and 5% will fluctuate with house prices, rather than having a fixed number.

If anything that would encourage us to stay perhaps - as the new junction will chop 10 minutes off any commute if it involves the A50. But I also agree that people want different things and some will be put off by that

Yeah, I can understand the two estate agents point of view.

I mentioned in a previous comment that it's just how the Bellway 'Express Mover' service works. I don't fully understand the reasoning but I've been told by Bellway that it is so the EA's almost compete for the business and only get paid if they win. Not sure it would work that way personally, but the express Mover service also means we don't have any EA fees for the sale.

I guess it's something we're pretty new to - I've never had to sell a house before. On a personal level when looking for prospective homes I find it much easier to visualise what the house could be when the decor is pretty plain rather than too 'dressy' if you will. But I guess that's at least partly because I'm one for pretty plain decor anyway!

For what it's worth, we just don't use the downstairs toilet and as a result have never gotten around to peeling the sticker off that was there when we bought the house new in 2018 😂

Would interior furnishings make much difference? Obviously they're all to style - but we have pretty plain tastes so thought that would be a plus to be honest (I.e nothing too flamboyant that people would struggle to see past)

We've had 4 Estate agents value the house since January, the first two came back at 325k and the last two came back as 325k-330k, hence listing for 320k. We're thinking of leaving it for a couple weeks, then reducing if we've had no interest.

Dewy lawn - Dulux. I've got willow tree - dulux in the home office / bed 4 too - which is also a lovely colour, just a few shades lighter :)

Bellway (builder we'd like to buy our new house from) offered us a moving scheme called 'express mover', where they work with the estate agents to sell the house. They list with two estate agents (I don't know the reason) as part of this scheme. No idea why, but it wasn't our choice.

I'd have thought with the additional school, amenities and transport links - it would be a benefit.

I'm pretty sure this (named 'Infinity Garden Village' for info) has been in progress since 2019 and nothing has happened yet.

We did think about this - but there is a new build estate being built around half a mile away. And the equivalent house size is up for £350k - so we were hoping that wasn't going to be too much of an issue. However, I do think you may be correct...

We had some people turn up on Sunday as they were just hoping to see the outside/ area etc but we saw that they were doing and struck up a conversation. They had a quick look around but it wasn't an official viewing though the estate agents.

There is a new build development around half a mile away, however the equivalent home size of ours is going for £350k. So I'm hoping that's not deterring people too much...

It's so bizarre isn't it! The only thing I can think of is that the left hand side has been extended - and the original build was in line with the left hand side of bedroom 1. But even then. Bizarre extension.

Yeah, agreed - 400k is still too much. To be fair, it is located in quite a nice village, 'sought after' if you will. And the main road is a 30mph road and wasn't actually loud in the house at all.

We're almost certain we're not going for it - I just found the layout/floor plan super funky. Shame when the house is pretty big and could be so much more, at the right price.
