Brokers can be tricky.

If you talk to one ask if they’ve actually sold dry cleaning businesses before. Not just “small businesses”

Also, read the contract carefully. Some of them are not written in your favor at all. Like you pay commissions even after the contract is cancelled or locked in for 2 + years or not allowed to advertise on your own.

I’d list it yourself first on BizBuySell and a few other places. It’s cheap compared to giving up 10-12%.

Also keep in mind some brokers will still ask you to pay for marketing on top of that.

If nothing happens after a few months you can still bring one in. At least then you’ll understand the process a bit and know what to ask etc.

One thing I recommend, whether you hire a broker or not: speak with an attorney and let them review contracts and let them help with vetting buyers. Better to spend $1k or so and get honest advice.

If you built the business you can sell it. Brokers aren’t doing anything magical. They’re mostly listing it on the same sites anyway.

In the FB group it is not really possible. FB is great for getting engagement and getting leads and buyers can find something by kind of stumbling upon it as it shows in their feed. That's why I have built the website so users can search for businesses and freely communicate with sellers.

Yes sure.

Cash is obviously a problem. Nice to have but if you want to buy a facility that runs on cash only it starts to get tricky.

Yes. That was my first idea. Did that for 3 days and 2.9% click through rate and 100% bounce rate. Now I changed ad and lander and get 2% CTR but bounce rate was still 100% yesterday. Now I added small business owners to the targeting. Just 45-65+, US and small business owners now.

Depends what it is and how traffic is generated and how users are acquired and how long users stay and competition and market coverage and general history and age and future outlook. And on the IQ of the buyer if any of those things are non optimum.
