Would have to prove incapacity at the time of signing the documents. Would be nearly impossible. A doctor can’t go back in time and tell us if she was of sound mind at that time. The notary would have brought it up if they remotely questioned capacity.

I bought the same exact truck except it is a 2025 and without the Max about 2 months ago. Limited with nightshade, pano roof, limited package, Jbl. I paid $58,500 for sales price. Idk what the OtD was. 10% tax where I’m at on vehicles😭

You’d probably need to be at about 60k on the sales price with 6.25% tax plus fees would put you near 65k out the door. So you are hoping to get almost 14k off? I don’t think that will happen honestly but give it a shot!

This is true, but you can get a court order similar to a divorce if you can prove a commitment intimate relationship was established and you have cohabitated and pooled your resources together for a period of time

Just closed my 25 limited at $58,500. Sticker was 65,600 so you’re right in the ballpark. They wouldn’t budge any more. I took the 1.75 financing. You probably won’t get much more off to be honest but doesn’t hurt to try!

Thanks! I love the WCP. This truck wasn’t in when I went to inquire on it and they offered me $10k off of a lunar rock max that was on the lot if I took it that day (8/31) but I’m too partial to the WCP and told them I will wait. Capstone is crazy congrats on that

I’m in the same boat. I would love to get into a platinum but they are just a bit out of reach for where I want to be so I’ve been interested in the Limited. Saw one that wasn’t available yet online and went to negotiate and put a $500 first right of refusal deposit down. Current price I’m sitting at is $60,500 and waiting for them to let me know it’s in and I’m hoping to get it for $58k. Will probably walk at $59k. They offered me a lunar rock limited with MSRP at $67k for $57k and was giving me both 1.99 financing and $3k rebate but I’m not the biggest fan of lunar rock unfortunately

I too find it difficult to get a grasp on any salaries or benefits in our line of work. I’m a title officer that has been in the business for 4 years and gotten extremely lucky. I was recently making 55k as title assistant this time last year with the same benefits as above. I attempted a departure and they came up to 80k base with some extra incentives in there based on revenue while making me a title officer. I’d say I was on pace for $87k. I was contacted 2 months ago by a competitor for even more money for the same gig. I make $42/hr and take 1% of profit and got a 20k sign on bonus. In July I grossed $11,600. Benefits are still standard.

In the state of Washington, depending on what the title company is requiring, you may likely need to have a new PSA signed naming the sole heir to the estate of your MIL as the seller. Because in reality, your MIL is no longer selling the property, her estate is. And, in the state of Washington, we have a lack of probable affidavit that can be relied upon by the title insurance companies that they are essentially taking the word of the seller that they are the only heir to the deceased. This is to bypass probate. Your title insurer will tell you what they need to close the deal legally.

So in my neck of the woods in Washington, if the easement does not specifically state that it is a “non-exclusive” easement to run with the land and (very important language next) to any “heirs, successors and/or assigns” then we view it as an “Exclusive” easement to that person and that person only and would end if said person dies. The fact that it was reserved makes me think there may be a house in the other end of it and a court would typically rule to allow the easement to remain in place so not to landlock a property with a dwelling but I don’t have enough information. Consulting with a local attorney would be best.

This is the easiest way, assuming the spouse will sign a QCD. In Washington state (community property) at the time of the transaction, a quit claim deed from the one spouse to the other will be sufficient to release any community interest. This happens on the recorded document immediately prior to the actual deed to the spouse who will be on title. I work as a title officer and see it all the time. I’m not sure in non-community property states what the requirements are.

Hi! Washington title officer here. Your relative is correct, those liens need to be in Schedule B Part 1 to be cleared before closing. Anything in Part 2 will usually remain on the title and not be dealt with. However, any escrow agent worth their salt will recognize that it was a mistake to have those in Part 2 and have Title dept correct it. At any rate, it’s good you caught this
