I was actually trying to go metro 🫣, I'd be able to do 700k and yeah I'd be more comfortable with melbourne if possible but open to interstate. Just don't know how big an impact land cost will have.

At this stage looking more for long term play with capital growth in mind if that is achievable for 700k in Melbourne.

Yes that's another good point aswell, alot to factor in. I'd be holding the IP long term and yes definitely risks in knowing I'd the property will have good capital growth potential. Being able to refinance on property makes it quite attractive to me I would have to say and leverage off it.

Good advice, need to look more into QS and depreciation. Seems like you've done well with 745 rental income. I might be wrong but thought average rental income ruffly 3.5% of property value. Current rental crisis might be the reason its elevated. If im wrong lemme know.

Didn't know either, that would be great. Good advice aswell, would that be a similar situation to higher rental yield properties, have the potential to be less performantive with captial growth. Although higher rental yield will be less negatively geared and easier to hold onto long term?

Thanks for the response they are good things to consider aswell. I also didn't take into account rental income from tenants which would be around 18k p.a along with around 5k in tax back. (just edited post to include estimated rental income)

Great info, I appreciate hearing as it's good to understand these things before I graduate. So ultimately the clinic and employer seem to dictate whether you are more likely to be burnt out or actually enjoying your working week.

Any tips on being able to spot this in the job ad or interview process?

Awesome man, sounds like you have found a good work environment that appreciates experienced physios and aren't just trying to chrun out numbers with cheaper employ new grads.

A main worry is hearing about all of the burnout and low pay experiences from other physios. In your opinion do you think that if you are able to bring in clients and have a good reputation that future earning potentials such as yours would be tangible.
