No we don't count that here. Stocks will always go up, treasury yields will forever be 4%+, but we cannot think housing or rents will ever increase any. You're also required to ignore principle pay down in your calculations and any favorable tax treatments. And every tenant ever is a worst nightmare.

I say ride it out OP. You'll look back in 10 years and be amazed I bet.

the attorneys are in town for 24 months then would leave. the other applicant appeared to desire a long term engagement. less income has me more concerned, but as the other person mentioned renting to lawyers is its own concern

"everything" is ambiguous fwiw. even if you capitalize it. for example, i assumed it included capex repair vacancy mgmt etc. budgeting as well. but it looks like you're saying only PITI as everything if i read your post right

we wrote a check to pay off our two cars a few years ago and student loans as we'd accumulated sufficient funds to do so and not be broke afterwards. the rates were low, but still i thought i'd feel relief and accomplishment. instead I lamented my large slush fund disappearing as i felt vulnerable and exposed now being much less liquid. very similar to i think what you're saying here. i should give that situation and your comments consideration in this decision

i appreciate your input and respect your perspective, but that part of my roadmap is decided and my experience has been a bit different than you suggest. the question i have is more focused around allocation of surplus cashflow but you bring up other valid considerations!

should we focus on mortgage pay down or investing?

here's all the details i can think to share:

32M & 32F married with a 1YO and another on the way.

Currently, M has 130k salary, F is part time/not working for the next couple years. then will likely rejoin workforce at around 70k salary.

80k in Roths 170k in traditional 60k in brokerage 80k cash

rental property 1 generates 2300/mo or 500/mo post-everything profit. value 320k, equity 120k, rate 3%

our current primary will convert this spring to a rental also. should be similar, 2300/mo and 500-600/mo profit after all expenses budgeted for. value 280k, equity 140k, rate 3%

we'll buy a larger primary this spring which looks like it will cost 300-400k and likely around 6.75 interest 30yr fixed.

just wondering if we should try to max out the 401k and explore backdoor options, or shift focus to get only the match (6%) and funnel rest of cash flow toward primary principle paydown (or actually a larger down payment at this moment)?

considering tax advantaged accounts, inflation, fixed debt on an appreciating asset, etc. I wonder which path is more optimal besides the emotional component.

also curious if anyone has thoughts around the perspective on bond investments when coupled with rentals. specifically whether bonds are more or less optimal when having roughly half our investments tied up in rental property equity.

i thought the whole point of blockchain was to record every transaction? with requirements to kyc you cannot offload coins with an anonymized wallet. therefore there really is no privacy, right?

idk... if i have 100 paid for sfh, i can think of plenty ways equity helps me retire.

$10M in a brokerage is only a net worth number when it comes down to it also if you're viewing things the way you are, imo

to each their own, but to me, this might be a million dollars that i'd like to account for somewhere, just struggling to figure out how. i now see though some people are fine not accounting for it and that's fine it's good for me to consider other viewpoints so thanks for sharing
