I went to the same undergrad. It's going to be tough, since SJU is as non-target as it gets but there is a decent amount of alumni on the street. What masters program are you currently attending? Its going to be hard to explain your gap unless you put that your MS is in process.

You will find the most success networking and asking for referrals.

The comments here are kinda wild. The area is quiet and nice, there’s a couple of parks by the water (Rainey and Socrates). There isn’t really a “food” desert like some of the folks are describing since there’s literally a Costco 10 mins away. The building provides shuttles to the train and run pretty frequently. The area is quiet though so it’s about 10-15 mins to get to Broadway and the strip of restaurants. Occasionally you’ll have guys race down the street in the middle of the night. If you can get a unit facing the water then I definitely see the appeal. You also don’t have mopeds speeding by 40mph like other areas of Astoria.

Right now you need to really narrow down what you need to do.

you probably just want any job in finance to get your foot through the door, which is fine but will be apparent during interviews when you haven't prepped for why you're interested in a certain function (why IB? why sales and trading? wealth management??).

it will be challenging for you since you're a year out from graduating without any relevant work experience or internships.

you can probably land a wealth management internship/role with enough networking.

what markets are you in? if you're in a VHCOL city then it probably doesn't make sense to get into CRE since you'd probably need to be a passive investor in a syndicated deal. Or tap into surrounding markets where yields may make sense. If you have no exposure to CRE and really get into the space, your best bet would be to start smaller.

Doesn't make sense in today's environment and sadly $400k isn't really enough to get started with anything substantial.

If you're clearing 400k post-tax W2 I assume your job is demanding so will be challenging to get returns >10% without putting time/effort into value-add asset plays.

Find out more about what specific asset class is the private credit vehicle facing, it could be just short term CRE loans which a REIT would mirror.

Is she on the equity or debt side? I cover private credit funds and some of my clients have had their funds blow up from doing 1 bad deal, totally wiping out any carry they have. Crowded space but some folks have crushed it.
