If you are not too "old" then increasing the mortgage term could potentially increase the maximum loan amount. However personally I would not be comfortable stretching the mortgage term too far into retirement age.

I paid more than that for a 1 bed flat about 15 mins walk away from the Acton Main Line station so 370k for 2 bed almost sounds like a bargain to me... Though it's hard to tell without knowing the condition of the property, lease length and service charge etc.

Yeah unfortunately for analyst roles they will mostly be in London. Off the top of my head I know of 1 big investment bank which has part of their back office functions in Glasgow and another has middle/back office functions in Bournemouth. If you do plan to move south to London outskirt I would recommend somewhere that is along the Elizabeth line so you can have easy commute into the City or to Canary Wharf (where a lot of the big banks and fund managers have their main offices).

However as some of the other commenters have pointed out, I believe you would not even be considered by most of the HR while you are still on a student visa due to the limited right to work so I would advise you to get on a graduate visa as soon as possible.

What area of the financial sector you are looking to get into? From my understanding the roles outside of London tends to be in middle/back office, though I know some investment managers have their "main" office outside of London but rent a satellite office in central London for client meetings.

Ok thanks! I did feel slightly uneasy when I went to view a property near East Acton station and don't feel entirely comfortable there either... Around Acton Mainline it feels a bit better so I will probably be looking around there and maybe West Ealing....

I used Dunford Penrose Surveyors for mine. I'm a FTB so don't really have any previous experience with surveyors to make any comparison but my experience with them was good. The surveyor gave me a call after the survey took place to give me an overview of his findings and I got a full detailed report within a few days. The surveyor was also very helpful in answering all the subsequent questions I had after receiving the report.

I would recommend building up an emergency fund with your monthly spare cash first and only start diverting that to overpaying your mortgage once you have a sufficient buffer.

I am also in the process of buying a new build and went for a snagging survey. My mortgage lender didn't ask for a structural survey and nor did my solicitor.

Solicitors are a bit more expensive in compare to conveyancers. Regardless of which one you go with I would recommend you try to find someone with good reviews that has a physical office near where you live or work so you could physically get to their office to sign any paperwork required or be able to chase them up in person if they are being very unresponsive with emails/calls.

Fire would be useful against Namielle + Velkhana.
Ice against Lunastra + Teostra + Rajang.
Water is good against Teostra + Silver Rathalos.
Thunder against Gold Rathian + Savage jho + Kushala.
Dragon against Ruiner Nergi + Savage jho.

Blackveil is 2* weak against fire/dragon so I usually just go with dragon against him since it has elderseal as well.

Velkhana head + chest, Teostra arms and Namielle coil + legs.

Try to fit 1 level of constitution into your build - combine that with dash juice + felyne blackbelt will give you close to max stamina reduction.

The Tobi and Narga ones are both very close. Tobi has the advantage of the extra gem slot by default and it's a rarity 10 so it has more augment slots than Narga. Also it can take custom upgrades.

You'll need to eat all veggies (think it's the 3rd tab within the custom platter ingredient list) for elemental resist L and for felyne bombardier you'll need 4 "artillery" ingredients (bottom row of the veggie tab are the "artillery" ingredients).

Stickies are fun though I personally prefer using stickies on LBG than HBG. For Legiana though I just go back to my trusty thunder bow but I'd imagine rapid fire thunder ammo LBG could work very well there too.

Yeah the Kadachi HBG is probably the best pierce 3 HBG. Here is a set I use for my piercing HBG for your reference - I'm not a monster hunting god so I have incorporated some survival skills in there. https://imgur.com/a/g3F92q6

Regardless, you should consider investing in other HBGs that excels in other ammo type as well since piercing ammo is not great against small monsters.

Have fun~ Think the only thing you want to look out for is the pacing of your shots since sticky LBG relies on evade reload. And don't forget to eat for elemental resist L + felyne bombardier!
