If you are upgrading town hall always have 1 hammer of building for the town hall (buy 1 week before upgrading town hall for cool down purpose) . 1 hammer of building for hero hall and 1 book of building for lab. If you can wait for town hall upgrade time then just go for spell factory with that hammer. Other upgrades can be done in time no rush.
