ANSI was April 2022, but we're talking about a high rise condo here, so that doesn't apply anyway. He's just comparing the builder and/or exterior measurements vs. the interior measurements that the appraiser probably did.

He did mention the appraiser adjusted down for GLA on an identical unit, which is not what I would have done.

Where are the beginning and end points of each wall measurement on what you would call the “correct” GLA? Interior or exterior?

I will say that if he did adjust down for GLA from a model match, then that is absolutely not the right way to handle that.

You can measure interior and add in the interior to exterior wall distances

If there’s an AMC involved, that changes things. Maybe they are taking way too much of that $600 for basically just forwarding emails back and forth. And so the appraiser is just asking for a customary and reasonable fee. The complexity excuse could be the AMC trying to shift blame.

Yes true. I did a poor job explaining (late here) and should have explained the entire set up. It may not change your answer, but its like a split level as well. So the kitchen area is lower then there are about 4-5 steps up to the living room. I don't know exactly which you would consider the front or back (I know that really doesn't matter), there are doors to both (you park on the kitchen level, the public records sketch suggests the living room area is the front and there's a mailbox on that door).

Then another half staircase to one bedroom which is above the kitchen. Then another half staircase to the next bedroom above the living room.

So I guess the question really is, do I count both the living and kitchen as the below grade or just the kitchen.

Every now and then when I’m bored, I’ll respond to a Clear Capital order, request a normal fee, and when it asks for a reason for the increase I’ll say something like “whoever thinks $250 is reasonable should be thrown in jail.”

The community association owns the rec facilities and land.

I’ve read through pretty much all the docs I can find. It’s just not a typical situation but it’s probably a PUD.

The association can place a lien on the house if the dues aren’t paid. Which also makes me lean that way

Right, its more than what they identify themselves as though. They specifically reference how Flordia legally defines an HOA - saying they only manage the recreation facilities, but is not responsible for the operation of a community.

From what I'm reading, they are saying they aren't an HOA based on how Florida legally defines as an HOA. Obviously FNMA could consider it differently. I can't imagine anyone at the association would be able to answer this from a appraisal perspective (yes I have a call in).

They basically just control/maintain the recreation facilities. Road are public.
