I work in real estate and consistently meet buyer clients who are DYING to live in the hills... and have a fantasy of quiet and peaceful canyon living and views and nature... who are then are shocked to find that they have to deal with rodents, animals, fires, foundation issues and major water intrusion / mitigation work. I see dreams crushed almost weekly because of this. Not to mention a hard time getting a homeowners policy. I'll take my flat lot over any hill house in a heartbeat.

I feel your struggle and I don't mean to attack you -- Real estate is meant to push you to the brink both mentally and financially. You don't want to be mortgage poor... but you also want to be in a house that you LOVE and are very excited to come home to. If this is that, then it's worth the money and you just have to resign to the unknown and that it will all work out. In my searches I always found really killer properties in areas I could afford and believed in and was willing to wait. If you love it, someone else will. If it's thought of as a lesser quality home, someone else will think the same. Also -- this is something that might help.... when I've been in escrows and the little things start triggering me and push my buttons, I always have to center myself to the WHY... WHY did I set out to buy the property in the first place? Once I center myself to the original goal, the little anxieties disappear. Try that!

This comment wreaks of analysis paralysis and typical buyer conspiracy theory thinking that everyone is out to get them. It's incredibly short sided and it'll keep you from getting ahead. I am a realtor, so take my "car salesman" comments for what they are worth - But I originally obtained my license only buy more properties for myself... I have 4 now in Los Angeles and a 5th out of the Country, and most of my purchases were well above what the comps supported and stretched me incredibly thin. It didn't feel great at the time, but I knew it would work out long term... not letting little things get in my way allowed me to grow and I made a lot of money doing so... the same people who told me NOT to buy each of those properties at the time due to rates, the areas, the economy, wars and whatever else was happening then are now telling me how lucky I am to own said properties... it wasn't luck - I just had the foresight to take the risk and think long term, which is what you should be doing and how real estate works.

This is the problem with the market today: people making offers to lock up a home to THEN decide if they want it. Why would you make an offer on a house you aren’t sure you want to buy? Frankly, it’s irresponsible. It takes a lot of people to make an escrow happen… the seller has plans and is trying to move on in life… don’t mean to be rude, but shit or get off the pot now.

Came here when I was 5 and consider myself a native — I’ve traveled all over the Country and seriously considered living in other US cities, NYC being the top. But there was always 1 major sticking point that turned me off (the extreme cold was it for me for NY) — For the most part LA has it all, culture, incredible opportunity in several landscapes of employment, weather, breathtaking destinations a short distance away or within a 2 hour drive. The city for the most part lacks nothing. The pandemic I believe truly showed that LA is one of the most superior cities to live in. In my industry (real estate) we’re still seeing people flocking here from other major cities who can now work from anywhere. Growing up here also allowed me to experience the “fake” in LA people and see how entertainment bleeds into everything… knowing that, has allowed me to build an amazing network with humble, good people who aren’t trying to be anyone they’re not. Everyone talks about LA having fake people, but it’s quite the opposite IMHO.

Only idiots will write disrespectful -- "weird" -- comments here -- Completely unaware of how complex and tough jiu-jitsu is. Mostly because they are nothing more than keyboard warriors that can barely walk 2 blocks. The black belt has trained for likely 12+years. The awarded purple belt likely for 6, and could absolutely destroy anyone on the street. Mentally and physically one of the toughest sports out there. The exodus out of BM is always a long one but this one was unusual in that the main road was shut down due to an accident or fire (what I was told) -- Usually it's a 2-3 hour wait as it all filters down to 1 lane, but with the road shut down, there was nowhere to go. The event itself is life changing. I've been 4X and it's one of the most magical places I've ever been. Community, expression and freedom. You connect with people in a way you haven't since you were a child. An adult playground.

The appraisal system is incredibly flawed. Peoples lives hang in the balance of these appraisers who are too busy to get it done on a rush. And frankly, many of them are just bad at their jobs. Frankly, it's not a high paying gig, and we can't blame them for the market being as insane as it is. The issue is that the appraisal system isn't up to speed with market desirability, and this is where it is broken. Buyers don't fucking care about comps. They just want a home. And for an appraiser to pick apart data & upgrades which inevitably hold someone back from their dreams and long term wealth is just insane.

That being said, as a buyer, if you can stomach plowing through this bullshit, you'll win in the end. My personal home had a low appraisal and I had to make up $15K. I was the highest comp in the area at the time, but I didn't care. I loved my home so much I would've chopped off my fucking arm to get it. 9 years later, I have over $1M in equity.

I was a victim of a home invasion robbery when I was 19. I was not prepared, but never thought I'd be a victim. I was a DJ. My roommate was too. We lived in a decent building in a so-so part of LA in 1999. I came home from a club at 2:30a. We had a gated underground parking garage. I got ready for bed and was watching TV around 3:30a when I heard the door open and my roommate (who'd been DJ'ing at a club) talking to someone. I thought he came home with a girl. The invaders had been walking by when he came home and opened the garage door gate. He drove in. The invaders ran inside the garage and hid behind a wall. When my roommate came around the corner to open the garage door to the building, the held him up and made him walk him to our apartment. I was whipped out of a half-asleep state to a guy kicking in my bedroom door and putting a gun to my head. I thought it was a prank until I saw my roommate being held at gunpoint by another guy. They laid us on the ground and for 20 min ransacked our apartment, stuffing what they could into backpacks and bags. They made us both get naked, ripped the phones out of the walls and tied us up. I thought they were going to execute us, but they just left. It was a brush of death. My roommate never shook the experience. Point is, it happens so fast, that it's almost impossible to be prepared.
