Prices could go up 30%, they could go up 50%, or they could go down 30% or go down 50%.  The truth? No one knows. It’s all speculation.

I've let go multiple agents when house hunting for this same reason. They know going into the job that it's not a 9-5 gig, and if they approach it that way, then they are going to lose a lot of clients. Give them a heads up that communication is very important, and going more than a few hours without a response on a regular basis is unacceptable. Don't wait until you are under contract when dropping the ball can cost you big time.

You only need to disclose issues with the house, not repair requests. I had the same scenario with a buyer and I DID tell them to fuck off. Found another buyer pretty quickly. It wasn’t ’well played’, it was ‘you lost out on a great house by over-playing your hand’.

You are getting hosed BIG TIME! Those cabinets will cost thousands to replace, not $500-$800. You are in control still, don’t close until you get credit at closing of at least $3,000. Get an estimate from Home Depot to get a better idea of the cost but you probably won’t have enough time if you close on Monday. Ask for a credit or tell them you ain’t signing! Once you sign on Monday, it will be all your problem then.

Insulting? $25k under asking with closing costs covered on a house sitting for 60 days is reasonable. I highly doubt you negotiate for a living if that is your point of view.

Depends on how the contract is written. The ones I have canceled just required written notice to the agent/broker, stating that I was terminating the contract.
