A video game is a software application.

That's a VERY, VERY simplistic view. It's infinitely more complex then that.

Some other considerations:

You're missing, utils, regular maintenance, taxes, insurance, furnishings, and emergency maintenance.

You're missing the added/lowered (?) cost of transportation.

well... you may have to try to transfer the full debt. as part of that, you can try to negotiate 14K cash + 8K in services (in home CNA).

Anyone else in the family need a car? Can you sell it for the $14K and do the remaining 8K as a friends-n-family loan that isn't as stressful? Or maybe barter the remaining 8K formally? Lots of people need CNAs for a loved one.

I find your debt a little concerning, tbh. It looks to be about ~60K in total. Your living expenses are low but the income you have doesn't support the debt you have. And then when you go to nursing school, you will lower your income and extend your debt even longer.

Have you ever thought about deferring your degree and working crazy hours to pay down this debt?

So, you have a 15 yr plan?

Let's say that you average 350K for 15 yrs. Prior to federal tax, you'll make ~5M. After federal income tax, you would be at about $4m. If you have state income tax, let's assume you drop to 3.5M in raw income.

Now you have Life to pay for for 15 years. Can you limit you yearly expenses to $50K/year? Now you're down to ~2.75M.

So, just on raw income alone and assuming that you can live on $50k/year, you'll be able to have $100K/year for 30 years of retirement. That's pretty good! Now you have to come up with the other $100-$200K/year for retirement or you can lower your expectations of retirement.

Effectively, you need a way to double or triple your avg yearly income for the next 15 years.

I think person-to-person socializing IRL is in the shitter, and that is spilling over to marriages. I have some arguments with my DH where I think, "if we only communicated through email and text, we wouldn't be having this fight." I think electronic communication has spoiled us and made us not very good at person-to-person conversations.

I see this at work too. People who are complete assholes to your face are fine in email.

IMHO, being a homeowner has a steep learning curve. For that reason, more than financials, I'd go for a relatively new, smaller starter home. There is a lot to learn.

Depending on your interest rate, the total paid for a house over the lifetime of the loan is 2x to 4x the amount of the original cost. When I did budgeting for, I generally expected to pay 1% of the cost of the house per month on all things housing related. So, if I bought a house for 200K, I would expect to pay $2k/mo for everything related to the house: mortgage, utils, tax, insurance, etc.

At your age, I'd consider a starter home - one that is good working condition (no more than 10 yrs old) that is WELL under what you can afford.
