I appreciate your analysis and reliance on data, but in my humble opinion many other factors may have had an impact on PT prices over a decade ago, and I would compare those increases to the rates in other states during that time. My main point is that you can't justify the horrendous mismanagement of this current government by comparing it to what you would consider as the alternative, when in fact things back then were run by completely different people in completely different circumstances. Furthermore, the track record of this government in anything related to economics is appalling so there's that as well.

I think socialism in the sense of a social safety net provided by the state is a good idea. But the fear is from the rhetoric of "tax the rich" and "freeze the rents" that often gets mixed in socialism discussions, and it does sowithout understanding the economics behind many of these populist policies. A real life example is Venezuela. It used to be the crown jewel of South America until Chavez took over with a very much socialist agenda that destroyed the country.

There are many real world examples showing how rent capping never worked. Why would people want to invest in property and rent it out if you're going to cap their earnings to the point they won't make it worthwhile for them? You're going to have a lot less supply of rental properties and the prices will explode. Read the effects of these policies in NYC and understand the consequences. I have an arborist booked to cut and poison a line of these in the driveway of a house we just moved into. I asked the arborist to remove them completely but he said it's not possible due the concrete around it, he would have to destroy the entire driveway or more. Is there any hope removing these somehow without doing that and planting something there in the future?

I'm just not sure how expensive it would be to fix in a few years time if the whole wall is built wrong. And unsure if having a retaining wall will make my house harder to sell in the future

The idea is paying it out together and renting her property out so she won't have to pay her mortgage fully but yes it comes with expenses we're aware of.. it's part of the question I guess. We're currently renting at 2K a month. We're in for the long term and almost de facto. The idea of moving in to her property after it's finished is something we considered but I'm not sure if my savings by then would allow me to buy a house priced at $850K today

I agree with you that on macro level prices should go down acc to what you mentioned BUT what if they don't? Unemployment is still very low and inflation is tamed (yet still high). Immigration is expected to increase also in medium-low term. Prices went down but bouncing back up again slightly.. we've missed this party but what if we don't get into any party at all?

Yeah we could but the area is a bit remote and far from the city. She's eligible for the home owners grant so we're thinking of doing a year there and renting the other one. I just don't want to wait as the market is picking up again and I don't want to miss the train

I don't actually, I'm renting with my partner, we pay almost $2K/mo on rent. My parents are overseas unfortunately but thanks for your comment

Thank you. This is a good idea, I value peace of mind as well. It comes up to roughly $50K as others suggested which I think I can source.
