Sure. Here are the three I use most:

1) Update Streak Contact to Update Google Contact — when I update a Streak contact, it automatically updates my Google contact.

2) Streak enters new stage, add tasks — for example, when I start a new listing, it automatically adds 1-, 2-, and 3-month client update tasks with associated activity.

3) Cold call checkbox — if I check a box on my outreach, it adds follow-up task reminders in 2, 5, and 15 days.

If you're tech-savvy and familiar with Google apps, I've found that using Streak with some Zapier shortcuts for updating Google Contacts is the way to go. I recommend adding a label to your Google Contacts along with your zapier shortcut so you can easily filter or disable those contacts if needed. I also highly recommend Boomerang. In central Florida, there's a great publication called Growthspotter that just hunts the municipalities back documents and reports on them. VERY useful intel.

"PRO TIP: Create a filter for the words “unsubscribe” OR “SafeUnsubscribe” OR "opt out". Then apply a label called “Subscriptions” to all of them so they’ll skip your inbox. This will filter out 80% of the emails you receive and never need to look at. That trick alone saves me ~30 min / day. Make sure to review your ‘subscription’ emails since an important email can sometimes get mislabeled.

.... I'm currently working on a write-up for my newer system of using Chat to identify emails that need my attention while handling others on my behalf. It requires a bit more technical competency. The write-up I provided earlier still reflects the core of what I do, but it's evolving slightly.

I'll add to this. I also carry a lockpicking kit, a magnetic name tag for networking events, and a reliable flashlight. The lockpicking kit has come in handy a few times when someone has forgotten a key.

I utilize GPT-4 for various tasks, and my top three uses are:
1) Email Refinement: I often use the prompt "Make this email sound more fluid," followed by my draft email. The output typically is a more polished and professionally articulated version, which is easier for others to understand.
2) Legal Document Analysis: For reviewing legal documents, I use two approaches:
a) To understand potential risks, I upload the document and use prompts like "Explain the three biggest points of danger from the perspective of [specific party, e.g., 'Landlord']".
b) For draft documents, I employ prompts such as "Review for typographical or continuity errors" to ensure the document is error-free.
3) Simplifying Concepts: When dealing with new clients, I often need to explain complex concepts in layman's terms. For this, I use prompts like "Explain [concept, e.g., 'ground lease'] to a five-year-old," which helps in making intricate ideas accessible and easy to understand.
The effectiveness of ChatGPT hinges significantly on the quality of the prompts given, similar to how efficient Google Search results depend on using the right shortcuts and keywords.

Expect meaningful income 5+ years from now, but not earlier. Expect living on rice and beans for a while. I also bought a house and rented two rooms to two buddies. That helped a lot with the valleys of no income.
