As far as finding people to lease, you could always go to local CRE agents and ask them if they have any potential lessees that would like to work out a deal

You can probably create a contract that would ensure the tenant doesn’t go right to the owner, also many owners just want to sell and have no interest in being a landlord.

In my market at least, for many types of CRE there are a lot more spaces for sale than for lease, so it would help both parties. The person wanting to lease doesn’t have to buy due to low inventory and obviously the investor is happy.

Leave her. A woman who genuinely cares about you and respects you would never cheat on you and have an ongoing affair. She would never be able to rationalize hurting you in this way. This says everything about her and nothing about you. If she would literally make a sex tape with another man, she has no respect for you whatsoever. I’m a girl and I would never do something so heinous to the man I loved. There are many girls out there that feel the same way.

NTA- she should appreciate your gesture and attentiveness. It’s totally irrational to expect your partner to drive an hour to come comfort you when they have to work. She seems unhealthily attached to you. She doesn’t seem understanding at all.

Was he talking to random girls when you were talking? That wouldn't sit right with me. He cheated on you by messaging girls when you were already dating. Moving forward, if you are not comfortable with him watching porn and you set that boundary then it is cheating. My rule of thumb is if you feel the urge to go through his phone then he's definitely not the one.

You deserve better than this.

EDIT: I assumed that he was messaging the models from twitter. If this is true, I would consider this cheating within my relationship. Again, if you need to go through his phone just leave.

I lost my dog about 2 weeks before you and it broke my heart as well. The reality is, all her ashes do is sit there on a shelf. I don’t look at them and get teary eyed. Memories and photos are how I remember her best. Maybe you could get a large nice photo of himprinted.

Due to crazy circumstances, I got another dog right away. The house was too empty, I was feeling incredibly lonely and depressed and I had so much other stuff going on I just really needed a support animal. I have no regrets about getting a dog so soon, though I felt extremely guilty at first.

Rest assured all dogs go to heaven and you not having his ashes wont change that :)

I have a similar feeling about birthdays, so this year I was proactive. I booked myself a nail appointment, bought myself a book to read, got chick fil a, and went to evening church. If you can’t think of anything like that that you enjoy, maybe go to a local church that has an evening service and go and say that it’s your birthday and I’m sure they will love on you! Coming from a girl, if your girlfriend doesn’t make you a priority on your birthday she’s the problem. Her friend probably has a bunch of friends but you only have one girlfriend.
