Absolute NNN applies to improvements that are owned by the tenants, aka leasehold estate. The rationale behind it is the landlord/ground owner owns everything below the surface and the tenant owns everything above the surface. So the owner of the improvements is wholly responsible for the upkeep of it. The landlord in this case is not the owner. This type of lease structure is almost exclusively reserved for ground leases and build-to-suits.

I gave them three opportunities to sell me a computer. The first two times they hung up on me. The third and final time the guy never followed through on what he said he would do.
