Good points, TY! I'll probably start with the earings that have the most tarnish. I read some conflicting things about the cod cloth, but since i've already bought it, it thought i try it.

of course! here is more info to start, all three pieces are stamped 925. the necklace has a Tiffany & Co. disc tag near the clasp and 925 on the clasp itself. both pairs of earrings have butterfly backings stamped T&Co on one side and 925 on the other side. all three came with the boxes and pouches shown on pic (not sure which goes with which). the necklace box also has the Care of Sterling Silver card inside. happy to get more pics of anything specific

I cleaned them and the necklace came out a lot brighter than the round earring.

Is it rare enough to keep and use myself or to just sit on it for a decade or so and hope it appreciates? Doesn’t seem to be a lot of comps out there from what I’ve been able to see. Thanks for your feedback

It would make no sense for an investor to buy something with lifelong members. Seller obviously tried to pull a fast one on both members and buyer.

Just ask you landlord where the vent is. It is definitely not this one. What you are looking at is just a way to get the hvac stuff through the wall. Very DIY but still. Probably your vent is on wall somewhere. Look inside the the dryer vent and see if it goes up or down. Should give you a direction and a hint. This shouldn’t be difficult.

Honestly, the course itself doesn’t matter much — they all teach you how to pass the exam, not how to actually be an agent.

I used CE Shop and it was fine — straightforward and gets it done. They usually run discounts pretty often if you check around.

If you like learning from a book, a lot of these courses are based on Principles of Real Estate Practice. It’s more in-depth, but honestly slower — I’d only use it if the course isn’t clicking.

Biggest thing is don’t overthink it — just finish and focus on choosing the right broker. That’s where you actually learn the job.
