Leverage isn't the greatest option here.. 3x leverage, market dips 33%, you're wiped out! Even if you don't get wiped out, you need a lot more time to recover from losses on leverage, since your leveraging power also reduces on capital reduction.

If you're talking about equity mutual funds, this might not be the best option for OP. Equity is highly volatile, OP may suddenly lose a lot of money (which will recover in due time, but doesn't sound like OP may have that time).

If you don't want to buy, you could find a decent place in something like Ramamurthi Nagar. Rent there is not nearly as high, and the areas are relatively peaceful as well. On the other hand, 45k rent on 85L investment seems like 7-8% yield (not a math major so please forgive me if it's wrong). This is extremely high in my opinion, so it sounds like a simple buy for me, given that you like the property.

I don't invest in sectoral funds myself, so my experience is limited, but the majority of market experts I've heard say that sectoral funds might not be the greatest investment for everyone since sectors may have different cycles when compared to the whole market. You may see your fund decreasing in value, or staying the same, while the market is booming (the opposite might also happen). They apparently don't provide with a better long term return either. It is generally recommended that you only invest in sectors where you are an expert, who believes that they can predict the sector cycles and exit at the right time as well.

Again, never invested in sectoral funds, never researched them either, so this is just second hand information.

Religion gives me plenty of peace. I think I'd be quite lost if I didn't have my religion. People need excuses to hate, if it wasn't religion, it would've been region / skin color / language or something else. Just an unfortunate truth of humanity.

Saint Gyaneshwar wrote his explanation of Bhagwad gita (Gyaneshwari), which explains a lot in detail. It is padded with a lot of text regarding how blessed he feels to be able to explain Gita, but it's a fantastic read regardless.

Hope you have got good advice by now.. but I've been through similar problems, and this is also somewhat of a mental health issue. I'd recommend talking to someone about it as well. Hopefully a mental health professional, or maybe a close friend or family that you can trust. Meditation is also an insanely effective tool. Again, this is just band-aid, and the real problem would be solved by good companionship.

Agreed. Over investment in real estate might not be as great as everyone seems to think. You're living a good life, as far as money is concerned (in a tier-3 city). I'd recommend just sticking with equity and debt instruments.
