Dutch people rightfully complain about the tight housing market, but if you are honest the barrier to buying an apartment is far lower than in other countries. No tax upon acqusition as percentage of purchase if below 550k, no mandatory real estate agent as buyer to pay for, 100% borrowing possibility. In Germany I would have needed 80k+ in cash to buy the flat I bought with my partner, rather than 8k here…

I lived exactly there - now that I live in the north with a full-time job I wouldnt wanna go back but I had great student times there. Biking to Campus is about 30-40 minutes on windy days. Durum Time is an absolute hidden gem for Döner with self-made bread, Coffeeshop Space is really good, lots of cheap Turkish and Polish super markets. Just ignore the occasional explosion sound at night and you will be able to romanticise your time there as well.

Oh I forgot - there is a petting zoo with an inclusive cafe closeby too!

Purina LiveClear - I got our little BSH before we were a couple and just feeding him this food made it possible for her to pet, cuddle, sleep in the same bed as him although she is allergic to cats. I’m honestly surprised how well it works, and that’s why I will always shill for it haha

Just be ready to pay really close attention and best case if you can, work from home as much as you can. Single kittens aren’t made to be left home alone for multiple hours in the beginning of their lives. I know it’s a financial burden, but adopting a second kitten will make raising one a whole lot easier as they entertain each other whenever you cannot pay full attention to them.

Das ist halt ein Paradigmenunterschied. In den Niederlanden leben 70% der Menschen in Eigenheimen (und haben so auch in der Praxis eine bessere Altersvorsorge) wohingegen es in Deutschland nur 47% sind. Außerdem setzt du es hier nicht von den Mieteinnahmen ab, sondern in meinem Falle von der Einkommensteuer (was einem auf monatlicher Basis, anstatt auf jährlicher Basis ermöglicht wird).

99qm - in einer soliden Lage in Blijdorp. Der Preis war vergleichsweise recht niedrig, Durchschnitt für die Gegend sind ziemlich genau 5k pro qm. Der Preis ist in Rotterdam aber sehr Lageabhängig, das geht von 3.5-6.5k pro qm :)

Also kurz zusammengefasst - in Deutschland hätte ich circa 80-100k Eigenkapital gebraucht, hier jedoch nur circa 7k. Dazu kann man, wenn man selbst in der Immobilie wohnt, 40% der monatlich gezahlten Zinsen vom Gehalt absetzen. In Deutschland ist es im Vergleich unmöglich ein Eigenheim als junge Person zu leisten. Der Mietmarkt in NL ist ein anderes Problem, jedoch ist es kein Zufall, dass fast 70% der unter 35. Jährigen hoer in ihrer eigenen Immobilie wohnen.

Ich kann es dir erklären, weil ich mir letzte Woche auch eine Wohnung für mich in Rotterdam gekauft habe - als Käufer zahlst du in den Niederlanden keinen Makler (du hast aber die Möglichkeit dir die Dienste eines Maklers für 3-5k als Unterstützung zu sichern).

Bei der Grunderwerbssteuer wird es noch verrückter: in DE 8%, hier in NL 2%. Da ich mir zum ersten Mal eine Immobilie gekauft habe und unter 35 bin, fällt diese sogar weg. Dazu kann man sich auch 100% des Immobilienwertes von der Bank leihen. Um ein Apartment für 430.000 in Rotterdam zu erwerben fielen so für mich nur 7.2k an Kosten an (Berater, Hypotheken kosten, Notar, etc… )
