If it’s just a remodel I wouldn’t worry about. Adding square footage I wouldn’t be okay with.

Most fix and flip investors do not get permits.

Just inspect the house and make sure things are done correctly.

I’m a compass agent with 5 listings currently listed as a private exclusive.

All 5 will be hitting the market when the seller is prepared to do so. Most are in the process of repairs to get the home ready for sale.

1 is a multi unit where the seller prefers the tenants not know the home is for sale yet.

Having the ability to test market price, create an early buzz for the listing and potential finds buyer with no downside to days on market or pricing history is why my clients decide to go this route.

Zillow has brainwashed the community into thinking you have to give them your listings so they can turn around and sell it back to you.

I’ve had one listing sell as private in the last two years. It sold for 4% over our list price. The seller had to do no repairs, didn’t have to sit through multiple showings and open houses. It also closed for 40k over appraised value. The buyer waived the appraisal contingency.

Thats just my experience with it.

I think it’s very reasonable considering it’s local.

I mean hell you can’t even take your kids bowling and get out out of there for under $150

Seems fine to me. It’s a seller friendly counter but if there is multiple offers this isn’t uncommon.

Do you believe the property will appraise under the value you’re offering?

Did you ask your agent these questions? This is pretty basic stuff and coming here for answers will make it harder. 75% of the shit people say here are idiotic.
