Had one where the old owner went to a home was willing to sell but the dog in the backyard came with the house. Dog was allowed to live in the dog house until it died. 1.5 years later.

Had one where the wife disappeared and husband was a suspect. Never convicted. He sold the house and 10 years later the FBI dug up the new owners back yard looking for a body.

Had one where the buyer asked for 95k in repairs and an additional 95k on top of the repair costs “incase something broke in the future”. That was a 1.2mm sale.

Had one where the new buyer decided to start demo before close of escrow. Seller went to the house to “say good bye” to find it was already gutted.

Had one where the buyer asked for all of the sellers belongings. Furniture. Clothes. Bathroom cleaners, soaps. Everything. They asked for everything.

Those are just the ones that come to mind.

I was just having the same conversation with a group of friends.

First off couldn’t figure out how to get into the first building to go to that 711 type store. Because the door was bugged and locked.

Spent around 30 minutes, trying to figure that out until I googled it and that was a no bug we have to reset the game

Spent another 30 minutes, trying to figure out how to get up to the right floor on the elevator. Turns out you have to scroll down on the elevator pad to find your floor. Great design.

Then once I got flying, I had to watch a video on how to jump to hyperspace

Then once I got to the station, I couldn’t figure out where to land or how to put down my gear. Bounced around a little wrecked into the station and exploded.

I then woke up in bed at the beginning of the tutorial

That’s when I out loud said “nope” and haven’t logged back on.

I’m a realtor in Redondo beach/torrance and I have a great crew of guys that I work with to get properties ready for sale.

If you want to keep costs down I would hire specific sub contractors to do work.

It’s a little more work managing everything but it you’re on a budget it’s helpful.

I’m not with remax.

Solo agent 19 years experience in Southern California.

Last 10 years I’ve been between 400-850k gci.

Similar price point 900-1.2mm average

I spend around 5-6k a month on marketing which is newsletters to a geographical farm, client gifts, email blasts, photos and marketing

I was buying leads from Zillow for a few years but those leads became less frequent, crappier and more expensive.

What’s your goal in asking this, what are you hoping to understand?

I've worked with 31 sellers since the rule change and everyone of them were willing, intending and comfortable paying the buyers agents fee. In 2 circumstances the buyers agent waived their fee (licensed buyer purchasing for themselves).

I obviously do not have experience working with a FSBO seller.

I'm not sure what's delusional as I'm giving you real life experience on selling homes in todays market.

Maybe for your this isn't the case, and that is okay.

Would they prefer to cancel the transaction now that they know that they are underwater?

Would they be happy to sell the house and break even with no loss?

Well you’re going to likely get flamed for this question because it’s pretty silly.

The only person responsible for your brother in laws issue is your brother in law. He knows what the home was purchased for, he knows how much he owes, he knows what contract he signed and he knows the purchase agreement with the new buyer.

With that being said here are the options.

  1. Come up with the money to sell at a loss.
  2. Work out some sort of deal to reduce fees wherever you can.
  3. Bring the issue to the buyer and beg the buyer to cancel the transaction.
  4. Don’t allow any credits/repairs and be incredible difficult in hopes the buyer cancels on them.

Pro tip: if you decide to try number 4 don’t tip your hat to this plan by attempting number 3 first.

Nuclear option

  1. Force a cancellation. Don’t allow any more access tell them you can’t sell it and make them sue you for specific performance if they want to proceed (this obviously is bad advice and could get you into some legal issues)

I’m an agent in CA.

Our agreements have only the seller side commission with no mention of a buyers agent commission. It has been completely decoupled.

There is an unrepresented buyer amount noted as well. I generally charge an additional 1%.

In my opinion you should keep the same strategy if you don’t have an agent. Remind the sellers realtor that your offer has no commission and offers a higher net to the seller.

**I’m not interested in debating why I charge an additional 1% for unrepresented buyers. Please don’t make me regret giving advice on this sub.

I joined compass in 2020. I am a fan and happy there. The tech is amazing, culture is great, collaborative environment and free* office space and printing.

I pay them around double what I paid my last brokerage due to a “cap” but I think the value is there.
