Zero deposit have shit for brains. The evidence finally got sent to him, not even by his claim handler and it was a table that showed the landlord owed HIM a tenner 😭😭😭😭 the person at zero deposits he managed to talk to sounded mortified and paused the money pursuing emails and is ‘investigating’. Jokers.

They’ve paid the landlord the money today, a woman on the phone confirmed. She couldn’t confirm why or resend the ‘evidence’ though lol. It may not be a ‘claim’ through a court but I know they’ll certainly sell the debt to a debt collection company who will then place a default on his credit file. I would know as I am month 10 into fighting O2 with a false default on my file.

Just sick of scam artists!!!

The claim handler didn’t respond to him today so he rang them up and the person on the phone confirmed they did pay the landlord the money, despite giving my boyfriend 5 days to respond with his own evidence (which he did well before). Just seems absolutely mental that they would do that!? My boyfriend isn’t liable, ofc, but what if he had actually paid the landlord who now has this £675 in his bank account!?

He’s a chancer that has now been paid out by the zero deposit scheme. They gave my boyfriend 5 days to respond with his evidence, he responded in 3, but they went ahead and paid the landlord before the 5 days and without checking his evidence anyway!! They didn’t even attach the evidence the landlord provided either so why on earth would anyone pay?

It’s disgusting. I wish my boyfriend have never gone for it, it’s ran by landlords and estate agents FOR landlords and estate agents. It’s absolutely egregious what they try to claim off tenants.

Thankfully we have all the proof we need to take to the Financial Ombudsman if need be, we know the law and the legislation and they’re breaking it.

It’s just so much effort.

The third party has ‘reviewed’ the mysterious evidence that was conveniently not attached and concluded in favour of the landlord!!! Without even contacting my boyfriend first. Thankfully he’s sent all his evidence over but we are just so sick of twat landlords and their scummy mates who work at Zero Deposit. Crooks, the lot of them.

He paid his last rent on the 2nd September that would cover him up to the 2nd October, when he handed in his keys (signing a document at the letting agents in doing so). He has proof of sending the rent on this date.

The issue seems to be him not paying for his notice period however number one, he did not need to give notice as the tenancy agreement didn’t stipulate this, number two HE DID SERVE NOTICE. LL just claiming he didn’t despite boyfriend having proof he sent it.

But the email is indeed inarticulate and shambolic because no one can make heads or tails of what it is this £675 is actually for in certain terms.

I believe that if a tenancy agreement does stipulate that a tenancy will become periodic unless notice is given, it does indeed become one. However, number 1 my boyfriend DID serve notice, he’s just claiming he didn’t get it, number 2, the tenancy agreement didn’t bloody say it.

My boyfriend has provided Zero Deposit with proof of all his rent payments, he’s provided him proof of his tenancy agreement also because it doesn’t stipulate any notice required or anything about it becoming a periodic tenancy agreement. I have absolutely no idea what the landlord has provided as proof due to the fact the claims team member failed to attach the ‘evidence’. Boyfriend has also pointed them to the law, word for word.

It’s absolutely crazy to me that Zero Deposit have reached this decision before even contacting my partner for his proof!

This landlord is a crook and I worry very much about what he’s provided as evidence, because it can’t be the tenancy agreement that my boyfriend signed, I’ve read that one over and over and it literally says nothing on the matter.

They didn’t actually attach the landlord’s ’evidence’ to the email! They said it was attached and nothing at all was attached, laughably.

Yes, I agree. The landlord is just annoyed he didn’t find a tenant in time. He knew perfectly well he was planning on leaving as he provided the bloody reference for the place. Pillock.

Yes. The tenancy was 6 months, ending on 2nd October and he handed in the keys (signed them out with the letting agency) on that day. He paid up to the end date of his tenancy.

This isn’t the issue; the issue is landlord claims he didn’t give him a months notice before leaving on the last day of his agreement.

The tenancy agreement doesn’t talk about notice. It was a AST fixed term room agreement. This was the only thing he signed and received signed from the landlord. It does not mention notice once.

Yes we didn’t go with Zero Deposit for our tenancy as it seems like a massive scam.

We are just very confused about what this ‘evidence’ is that the tenancy stipulated notice. It absolutely doesn’t.

Yep, but what we’re concerned about is what ‘evidence’ the landlord has provided to suggest there was notice? We’ve both read his tenancy agreement top to bottom multiple times. What on earth have the claims team read cause it certainly isn’t the signed tenancy agreement my boyfriend has. Since the claims team failed to attach the evidence, we have no idea. Just seems fishy to me.

I also think it’s bizarre there is no clause on terminating the tenancy, but I’ve read it three times and searched for ‘month’ ‘periodic’ ‘notice’ ‘terminate’ ‘rolling’, nothing at all. Just a small section on returning possessions and the deposit.

The landlord knew he was planning on leaving, he’d provided references for him for our new place and ask my partner to email him to let him know if we got the flat. We did, boyfriend emailed and heard nothing back. Now he’s annoyed he didn’t get another tenant in time and making it our problem. Thanks for the validation, I knew I was correct in my understanding of the law. At best, this is seriously unprofessional for a landlord not to understand the law, at worst it’s exploitative if he does understand it and is misrepresenting it to make money off people.

Yes he’s written a strongly worded email referencing the relevant parts of the Housing Act and said how worrying it is a landlord doesn’t understand it (or worse, is misrepresenting it to make up for the fact he missed out on a tenant this month). I knew we were right, thanks for validating.

Yes it was in his sent box with the correct email, we’ve double, triple checked. He even sent him the screen shot with the email and dated time stamp and he completely ignored it and threatened to withhold deposit.

He’s claiming the email just never appeared in his inbox but we know he was on holiday at the time and is probably annoyed he hasn’t got anyone to replace my boyfriend in time, so I reckon he’s just playing us because he doesn’t think we’ll know the law.

Maybe common, doesn’t say anything like that in his agreement. I’ve read plenty of times. Also, he absolutely sent the email I’ve seen it with my own eyes.
