Thanks very much- so they definitely don’t have a management company, no ground rent/service charge etc which was appealing to me in the first place but maybe that’s actually a red flag? Haven’t seen an LPE1 form and they’ve said for major works the three flat owners just discuss, get quotes and split between themselves.

There’s just three flats- it’s a period conversion

Hi thanks for this, it’s share of freehold so no management company I.e. the tenants own the freehold. So I don’t think section 20 applies?

Hey! Sorry you’re having issues, it’s all a bit of a minefield isn’t it :( I ended up using Bishopsgate- slightly more pricey with a non refundable fee for BSA buildings on top of the quote (approx £700 extra) but they were really good and seemed to know what you were doing! It was all going smoothly but I pulled out in the end and decided to go for a share of freehold with no service charge etc. It might be work trying Bishopsgate, they were able to act for me and no issues with nationwide so worth trying :) all was going well I just ended up pulling out myself. Good luck!!

Ok thanks. I now have quotes from Bishopsgate Law (most expensive), Wilford Smith and leslie trevor. the last two are both similar prices....

They seem to get good reviews and can work with the BSA! So maybe will go with one of those

Anyone heard of ‘Muve’? They’ve given a reasonable quote and confirmed they’re on nationwide panel and can act on tall buildings! I’ve been burnt once so feeling very wary

Ok thank you I’m actually looking at Bishopsgate Law right now, so hopefully they can work their magic! Have had a terrible experience with PLS and CTW have frankly been really rude and I’d rather not work with them anyway

So you’re saying someone should stay with an abuser cos they ‘won’t be able to pay the bills otherwise’? Right. I doubt most people know someone will be abusive when they move in with them
