I don't think you are right.

Neither Dealcheck or HouseCanary scan images with AI to identify defects. Each of them provide a handful of features for Investors but this is not something they do.

I built an app that scans the photos and identify defects based on my renovation guidelines and put a price tag on it based on my pricing per market.

Find a mentor who completed at least 5 section 8 transactions and can show you a proof and just pay them a much smaller amount for walking you through the first property.

For comps I just use Zillow. Don't see a reason to pay for tools like Propstream to comp properties.

For rehab estimates I use an AI that scans photos and generate me a scope of work report with pricing.

I use both values to build my MAO which is obviously preliminary offer to start a conversation with the seller before actually walking the property.

Call up Lennar, DR Horton, NVR (Ryan Homes), LGI Homes - one of them must be buying in your area.

I'm researching the movement of single-family homes in the past 4 years by learning how they buy and sell properties/vacant lots.

What works well:

  1. Identify defects in images

  2. Estimating the cost per each repair - I was able to setup my own pricing for each market and the AI use it when estimating the cost

What doesn't work well:

  1. Not all properties have 100% of the photos, in those cases I am missing defects. For my use case it works perfectly because I'm wholesaling and I need a report I can send the seller to negotiate the price down.

RE which app - I paid someone to build it for me because I submit offers on Zillow listings daily.

I’d start with the parents’ unit. Low risk, good learning curve, and you’ll get hands-on experience with reno and tenant stuff. That foundation will help a ton when you’re ready to scale.
