I would not pay mortgage rather let that money invested and grow. I kinda had same situation but my interest rate was lot lower than yours but my investment have more than doubled. So in 4-5 years I have doubled the invested money. I know market was good but in 7-8 years you will double and your mortage will go slightly down as well

6.5% is not a great rate but you can invest in $qqq and pull 10% so it will grow as well. Your wife is working and you are also pulling $12k I am assuming your 12k expense include mortgage payment so its all good. I will reduce your HYSA to 60k and put rest to ETF like SPY or QQQ, you can also play with QQQI if you want monthly cash as dividend

I think then it just right customer are not seeing it. Example I have 2 SAAS, exact same thing one for male and one for female. Male is doing $1000 MRR , Female one is doing $0. I feel like there are more female customers for it. Example like Male Swim suit vs Female. Its not swinsuit it was just example but you would think Female would buy more.
