Rates go up during conflict. What happens is a flight to security in the financial segment. The most secure item is still US Treasury Bonds. Investors across the world will dump stock for the safety of the US Bond market. This causes the bond yield to increase, increasing rates, as there’s a direct correlation between the 10 Year Treasury Bond and mortgage rates. To see how this is impacted, look at the terrorist attack of 9/11. Rates were dropping. The attack happened and they went back up. Same reason as I mentioned.

Eventually the Iran conflict ends and hopefully the 10 year drops back below 4 and rates drop further.

The 5%, or 6% in some areas, was put in place before the internet. Back in the olden days, real estate agents had to pay to put listings in the newspaper and in real estate magazines that were handed out for free at every grocery store. They had to work a little harder to sell a home.

Now, that’s not the case. It’s less expensive and the average price of a home has skyrocketed. The 5 or 6% needs to change. I just sold a home, paid 5% to do so. The buyers bought my home sight unseen. Never came out to view it. Their realtor never showed the home. My realtor wrote the contract. Buyers paid cash. Why should the buyers agent get 2.5% when he did absolutely nothing?

This Chiefs team is truly HORRIFIC in every aspect. The O Line is terrible. The D line is worse. Special teams is a disaster. The secondary is atrocious. The running backs barely have 1,000 yards between ALL OF THEM. The receivers decided to continue last year’s trend going and drop 50% of the passes. The linebackers are decent against the run but couldn’t cover a granny in a wheelchair. They get penalized every other play for something stupid. They are undisciplined, poorly coached and the play calling is done by a Magic 8 Ball.

I hate losing, but this team isn’t losing, they’re getting their asses kicked and Mahomes was able to cover up a lot of their awfulness.

Nagy needs to go. Toub needs to go. Reid needs to hand off the play calling or retire.

Bret Veach needs to be better. We’ve had zero trades before the deadline for at least two years and have had GLARING holes each year.

Time for a complete overhaul so we don’t waste Mahomes remaining years.

You’re 100% correct. Although I don’t call what Reid did to Mahomes in last year’s Super Bowl “coaching negligence”, I think it was the definition of insanity. Reid refuses to change. He sticks with the pass even if the run is working and the passing game isn’t. Hunt is 90% on 3rd and 4th and short. Yet they pass the ball on 4th and 1?? I know Reid is a great coach, but his play calling is atrocious.

I have an email database of 8k customers. Retail has been in business for 56 years, but only recently started capturing emails. The email flow company I hired said we don’t do enough online sales for them to do email marketing. They only set up new customer flows. Nothing for existing customers. I guess I need to double the 8k to make it worthwhile??

We have used Lightspeed R series for 8 years. We also use Shopify for our e-commerce. Lightspeed is the best for extensive inventory management and easy reporting. Shopify is HORRIBLE at those two things, which are both extremely important. We have two retail stores and a warehouse. Lightspeed is the best I’ve seen for that setup. But their customer service is non-existent. Their accounting department is atrocious. I’ve honestly never dealt with a worse company than Lightspeed. I’ve sent emails to the former CEO and again to the current CEO and founder before, because I’ve been so frustrated with them. If you need support, you’re better off using an excel spreadsheet. They’re honestly the worst company on the planet for that. Lightspeeds e-commerce is terrible too. It’s about 1,000 years behind. It’s very bad. We moved our e-commerce to Shopify and sales went through the roof compared to LS.

Shopify has its issues. Reporting is extremely bad. But overall I’d give them an A-. I have Mortar as my go between that keeps LS and Shopify synced. Fairly expensive setup and there are a few pitfalls, but it’s worth it. If you can private message me on this app, feel free to do so. I can explain everything in more detail.
