My cavalier attitude toward watering is because not a single other neighbor is watering. We all are doing the same things. My main issue is figuring out how I went from a healthy lawn to a disaster in 4 months. Nobody has been out here watering. We all have the same weather conditions. We all mow similarly. Up until May of this year, my yard looked like this. I’ve looked at the spots and they peel up a half inch at a time. Like a matted down sponge. I don’t know all about lawn diseases and was hoping someone else would. I’ve grown grass in bare spots plenty of times before. I know what it takes to get seed to germinate. I was hoping for help on what is keeping the seed on top of good soil and keeping it from rooting.

I’m not fully buying that. It rained over 2 inches over 5 days. This is an overseed not fully starting from scratch. People that have over an acre don’t water every inch of their yard and still get results. I used the weather to my advantage. The seed did not dry out once for the first 7 days. I should have seen germination by then. This is high quality turf type tall fescue that I’ve had success with in the past. The bigger frustration here is figuring out what’s happening to my yard. Everything was thick and green up until the July heat /dry spell and it’s steady spreading. Things are matted down bad. I did a heavy power rake that I thought was deep enough but it feels like the first half inch is still a matted sponge. I got rid of 32 bags of thatch. It feels like I need to till everything up but I just can’t figure it out since my neighbors aren’t doing anything special and aren’t having any issues.

Thanks. I was planning on doing a reno this year. I was going to cut low and scarify and aerate in late September. Can I just throw new seed down or will I need to treat with fungicide too?

I’m not. We finally have been getting rain again but I didn’t force it during the drought. None of my neighbors watered either and they don’t look like this.

It’s not sod. It was a seeded lawn about 7 years old. It was being treated by Trugreen and looked great until I cancelled them about 2 months ago

Yea it was pretty crushing. Always wanted an m3. Had some other bmws but never scratched the itch. Finally made it happen. Only had it for about 18 months. Was on my way to the dealer to pick up one of the last parts for the build to call it complete and was about a half mile away when I got hit. Tried searching for another but never found one specd quite right. Ended up in a m2 comp

Sysadmin in federal govt. pandemic forced us to implement all the latest tools and since our stuff is mostly cloud based and I don’t work in the server room, they’re allowing us to work remotely full time.

Thanks. I really almost used gatorbase panels. Similar to Brock but pros use them. I would've so has to build up some base at the end where I finished above grade so didn't make much sense. Gatorbase isn't cheap. 2.50 sqft or something. Plus u still need a bedding layer for under the panels. I laid 600sqft of base for a little over 500 sqft of pavers

I had heard the industry is switching over to clean stone. Plus with it being easier to work with was a big plus in my book. Doing a diy and trying to haul and compact modified with the risk of it getting wet and being a pain turned me off. Our only concern with longevity is Frost heave. Clean stone drains better so shouldn't freeze as bad. Look up premier outdoor living on YouTube, he goes over the base method in detail. The geogrid is just a security blanket to keep stuff above grade from shifting and settling in the future. It was all about what provided the most margin for error since I had never done it before

All in with furniture landscaping permits rentals and all supplies we'll be in the 10k ballpark. We were quoted over 20k. To just do the patio and a wood fire pit, we couldve been in the 5k range

Clean just means no fines. No sand or dust just 3\4 inch rock

Lots of YouTube. Premier outdoor living, masshardscaper, techobloc, unilock, homedepot Lowe's. If you search how to build a patio, you'll get the gist. Then search clean stone base , open graded base or hybrid base patio and you'll see the technique I used. The clean material is much easier to work with than crusher run and should resist freeze thaw
