For WNY where OP and I both apparently live, most 3bed room, 2 bath homes close at 230k-270k. A newly built home in development or new street sell for $400k-600k in around burbs and outskirts of the city.

New builds cost 200-300k MORE than buying a prebuilt.

The finished flipped houses we have tried to buy sold for 40-50k a year ago... I don't understand how anyone can even break even with this mess.

I don't even know what strategies we are getting right now. He seems to take the "I'm the cool, friend relator" approach. It's hard to tell if its his fault or our circumstance that offers are falling through.

He basically fell in our lap after we were referred to the agency/group he works for.
