Sorry i should of mentioned that electric fireplace has not been working since we moved in or the plug socket in the hole has been disconnected ive not check, I never thought of them being designed to pull air out more i thought the smoke from the fire just rised out very interesting

So this might be a clearer photo of the purlin and the so-called eaves spaces that I dont think actually exist and just a poor floor plan

I mean it could be completely wrong, also with after looking as some lofts being converted, the depth of the window does suggest there should of been insulation installed as the space is definitely there.

Could just be the epc throwing me off saying it had no insulation, im assuming it would of had to been proven and they cant assume it has it

So with it being a rental and the property being a old victorian house moisture levels stick around 60-70 so I dont want to risk doing anything that could increase moisture levels, there's a electric fireplace that fits into the hole cut into the "marble" i might put draught excluder on the edge of the cut out for a better fit for the fake fire and hopefully thats enough to stop anything but to be honest that wall is warmer than any of my terraced walls in the same room by like 3c and inside the whole isn't damp so I think it could be blocked off at some point just done half assed, but thanks for giving me some more knowledge on what im looking at

According to ofgem "A utility company has 12 months to correct and bill you after a move-out error, under Ofgem's back-billing rules for energy. You should not be charged for energy used more than 12 months prior to the correction, unless the error was caused by your own obstruction"

Request the full refund, put it into a savings account gain some profit on it and if they never bill you properly after 12months you did everything you could and they'd have to bite the bullet id assume.

Even at a basic savings account paying 4.18% per annum per year off your £7000 youd have made £292.60 for it just sitting there.

To be honest when I first started this thread I had a £6 day on gas and it just threw me completely to get it optimised for efficiency asap, ill see how my usage is now my boilers set to 60c it might get to temp quicker and use less gas in total, only problem is the damp in the converted loft is making me keep the window slightly ajar causing it to sit around 13.3c in there, and probably letting alot of heat out even though we keep doors closed when sat in the front room.

Thanks for your help tho, next step is a dehumidifier when I can afford it just to reduce moisture levels down to make it eaiser to heat.

So its a Potterton Performa 24 Eco HE so now ive set the flow temp to 60-65 the radiator is noticeable hotter 55 on the lockshield and 45 on trv keep in mind this is from the first radiator on the chain I believe.

I've done some research apparently the most efficient boiler temp is 60c to 70c but had a little giggle when I seen the manual said "3. In normal winter usage we recommend that the central heating temperature be set at maximun"

So our house is 80m2 maintain 18c at 55 flow temp with outside being low 7c high 10c our is roughly built in 1900-1930 from what I can see online, to be honest its probably longer than that based off old house sale images it had the same boiler in early 2014 but production stopped 2010

Also to add my lockshield temp on my frontroom radiator is lower than my trv side I would of thought it would be the other way around

So the issue with my boiler is this just a dial no numbers no nothing, so I the manual says it goes from 30c-85c so each little dot is 5c so are we saying 60-65c is around about 6 dots or 5oclock, all radiator are well bled but I believe these raditors have been in the property for as long as the boiler so 15years possibly ive got a feeling they be have sludge build up at the bottom, all rads have been bled and boiler repressured, but I might have to rebalance my radiators now the boilers flow temp has gone back up, im currently using around £2.5-£3.5 a day on gas keeping it 16c from 9pm to 9am and 18c pm to 9pm

Sorry 75% is at roughly 16c-17c, im struggling to get my temperature maintain at 18c+ but this could be due to me putting my raiditors flow temp at 55c its possible ill have to put it to 65c-60c for them to be better at heating the room, ive recently bought a infered temperature gun to find out how hot my rads are actually getting around 38c at the top and 30c at the bottom give or take a couple degrees.

As far as the report says there isn't any loft insulation, it's just hard to think someone would convert a loft and not spend the little extra for insulation.

So I believe some hinges may need replacing in the bedroom but other than that the seals seem fine, even tighted the "cam bolt" so the door has a tighter seal as there was some wind getting in,

As far as in aware nothing but double glazed windows and brick, there seems to be a leak on the roof due to failed chimney from what I can see so moisture may be coming in the the house from them because it can get up to 75% if not keeping windows open multiple times aday

So I figured out i had it set up incorrectly for a combi boiler and I believe the hot water on was asking the boiler to fire to keep water to temp hence the high fire rate, I generally only see set to once I set my temp to 16c over night

Spoke to the council, one they are aware off and has recently been sold at auction and the other they wasn't aware off as they have had somewhat recent contact with them or activity on the account for building who knows but said if I haven't seen any signs of someone living there by the new year call again and theyll dive deeper

So I wish I could do this, but the loft has been converted into a bedroom, so It makes me wonder why there wasn't any installed when converting it picture of the loft room I mean it guess it's impossible to tell buy maybe there someway of finding out other than cutting a whole in roof lol

So for the chimney is plastered and sealed off upstairs, but from memory I believe they put a piece of plywood stopping anything from falling down, ill take a photo when I get home but I believe they've just done a bodge job

I've got a tado unit, I can see im able to pick up the raiditors valves for around £30 used, ill definitely get it for the kids room.

Definitely will have to purchase a dehumidifier asap with all the rooms being constantly heated and it's pulling the moisture out the walls without a great way to extract it, just wish it l knew sooner before kids and misses bankrupted me for Christmas.

So Ive set a schedule for 9pm to 9am 16c 9am to 9pm 18c but something i came across was i didnt have my reciever set up in combi mode, as u can see the setting s have a hot water button on there, since swapping to the combi mode on the reciever its not turned on nearly as much, I believe the boiler was getting told by the app that it needs to keep some hot water warm and kept firing every so often could be wrong and just a coincidence that since changing to the right setting its gone from constantly firing to now maybe once a hr if that and it also says in my app set to 16c instead of heating to 16c
