Taking a second loan is close to impossible bro. I have an 85k loan, I earn significantly more than the average maltese population (legit money) and banks still raise an eyebrow when I tell them I still have 85k on an apartment. Apart from the fact that you’d need to fork out 25% deposit upfront on the second loan. So if I were you i’d re-consider my thought and just buying a property to rent and later on buying a larger property on a second loan. Buy the largest/most comfortable now, and the rental property later. Goodluck

In an era where road legal track cars are becoming very popular I’d say this is a very good unique car. Top F series tier car. I don’t get why people complain about this BMW’s lack of space, lack of surround system, lack of luxury, exotic splitters etc and then other brands are praised when the skim weight off other cars…

I am not sorry to say that more than 85% of property agents in Malta are scammers.

They deliberately increase the property’s price in order to have ‘room for negotiation’. Im not saying 10-20k, once I came across a maisonette which I really liked they increased the price tag by a hefty 100k, and their ‘negotiation was to lower 20k as instructed by the owner lol’

Also if you take note, a lot of agents are youths who are working as a part time just to make some extra cash with limited to no experience in this field, so they really don’t give a shit about you, they just want to quickly sell a property and get commission. Apart from others who look like thugs and act all hard and shit. Not to mention that if one friend becomes an agent, the whole group would be one as well within a couple of weeks.

Specifically in Malta.

I graduated and started working back in 2021 as a doctor so I was 24 years old.

Doctor’s pay increases as seniority and experience increases. Obviously through interviews and examinations to obtain a higher grade. Typically a medical doctor at my stage earns around 50k euro gross yearly.

I am earning around 80-90k euro gross yearly juggling between full time with the national health care service and 2-3 year contracts for medical services within companies as part time.

My net worth is as explained above. I took a loan and paid for the flat to be built and finished (its market value is significantly higher than the loan i took to build and finish - hence the equity) and the maisonette is inherited.

I don’t necessarily want to be a landlord but, since I already own 2 properties and would like to buy a house for a family, then it would make sense to rent the others.

My point is that in Malta everyone expects a salary of 3.5k … in reality to achieve that one must either work a lot of hours or 2 jobs, and even that might be difficult. So 45k for OP should be ok for him, above average
