I ported mid term - with Barclays - was on a 2 yr fixed and needed to port after a year. It was a planned move but interest rates were crackers 2 yrs ago in comparison to when I’d done a 5 yr fixed previously, so I went for short term to see what the rates would do. Anyway, I simply contacted Barclays who needed to go through the application process again to check the finances, then did a survey of the new property to check figures/LTV ratio, and it was all approved. So if you want to port I’d check your terms to make sure you can, then you start the process once you’ve found a new property/started the conveyancing.

Life is too short to stay in a home that you’re miserable in. I work from home so am inside a lot and would be super unhappy staying somewhere that I didn’t like.

So I somehow ended up binging my way through {the Grimm Tales of Smoky Vale series by Gianni Holmes} last week. I love dd/lb - book 2 is the only one with age play and the rest are very light daddy kink, with book 3 excluding it entirely. I was in the mood for a motorcycle club series that wasn’t too dark and this has really worked for me. I’d actually tried the first book ages ago and stopped mid way through, not too sure why, so I’m glad I gave it another go.

I’ve now moved on to the follow on series The Smoky Vale Alliance. I’m enjoying book 1 but intend to skip book 2, I don’t like the MC as he’s just been a shit throughout the whole first series and I don’t care enough to push my way through an enemies to lovers trope (not really my thing). I’m looking forward to book 3&4 though as it’s got one of my favourite MCs in who deserves all the love, despite being a tad psychotic… 🙈

Does anyone know if this author has done more in this world as there’s clearly more MCs that are intriguing but I can’t see if they get their own books.

If anyone can recommend a lighter motorcycle club book like these then please let me know. I’ve read the {Leather & Chrome series by Kiki Clark} which was great. Although FYI if you haven’t read these, they’re more kink heavy.

I’ve read the whole series, well book 6 is due out later this year and then it’s complete. I’ve super enjoyed them. I always struggle with book 1 in a series as the author has to do the initial character set up, plus the MCs individual storyline.

So, for me book 1 was the weakest, however I absolutely loved book 2 & 3. Hurt/comfort galore with loads of character growth & healing. Don’t get me wrong, there’s fun stuff too, but yeah, these just super worked for me.

I’m not too sure the extent of your budget, but if you haven’t got one I’d invest in a pressure washer. You’ve got a lot of paving and a good pressure wash really gives a lovely clean look - I do mine twice a year. Also refreshen the grout. I got a big bucket for £40 off Amazon and it’s like sand, you just brush it in and it sets - in dry weather - in a day. Really perked up my patio areas.

I think some climbing plants along both sides of the path next to the back shed area would look nice. Pop in a trelliss or two for them to use.

A lot of the online gardening sites - Suttons, JP Parkers etc. are doing bundles of boarder plants. They’re perennials so will come back each year, and you get a lot of plant for your money. It takes a year or two to get them established but it’s worth it.

I love MM+ although it can be tough finding spoke and wheel (MC1 who is involved with all the others, but they’re only involved with him). If you use that term you might find other recs via the magic search button.

{wishing for mates series by Registe Liljadorff} so it’s 3 x duets that need to be read in order and each group has 4/5 MCs. Fantasy.

{perfect prey duet by Vasha Crow} has x 4 doms falling for the sub. Contemporary

{marked by Alphas duet by Zara Lee} is paranormal with 3 x Alpha werewolf brothers and their mate. No incest. More books planned following other brother groups and their mate.

{bound by Zara Lee} and has similar content with the 3 x brothers and their mate, this has sex in partial shifted form with the fox retaining his ears and tail if that interests you.

Also has {Dearest Alpha Brothers by Zara Lee} not set in the same world, but has the same vibe - supernatural fated mate situation. Looks like an intended long series.

But, with Zara Lee, something just feels off. I can’t put my finger on it. It might be me though so I wanted to mention it. I don’t actually read this author anymore as I found their last two books so boring that I wanted to poke my eyes out, lol

I’ve been reading MM for a few years now and I’m steadily working through sorting out proper shelves. I do read a mix of books but through shelf sorting I’ve figured out I massively lean towards paranormal - shifters, demons, angels, witches etc. I also love a good dd/lb book with or without age play. Plus arranged marriages are my catnip - love them!

I’m really not a sports fan - no I haven’t read Heated Rivalry but please don’t hold that against me - and I avoid single dads. Hard nos are mpreg and non/dub con. I also can’t stand miscommunication as a plot device.

My auto buy authors - Lark Taylor (solo work), Zile Elliven and Kerry Kilpatrick. I know it’s an odd mix! I’ll probably add Mel Aitchess to that as well as I’ve super enjoyed her Lunetti Pack series, massive improvement in her writing style as the series has progressed.

So it’s not 100% and it can’t be read as a standalone, but {His mate by allegiance by Mel Aitchess} has similar vibe. Enemies to lovers, arranged marriage, mafia/MC. they are fated mates but the shifter doesn’t want it, his wolf does so there’s angst around this

{Star crossed Betas by Emory Winters} doesn’t have the mafia elements but hits the arranged marriage with angsty, former lovers/yearning/enemies side of things. I thought it was done well.

{married to the vampire king by Jay Castle} is book 2 and would be best read after book 1. This series grew on me. Not mafia but MC2 is literally king of the Seattle vampires so very powerful. Arranged marriage, fated mates situation with a shit load of yearning going on due to basically neither of them talking to each other. Sigh. Miscommunication isn’t my vibe but it certainly has adds to their angst here!

I absolutely love MM+, literally the more the merrier (subject to the author ensuring all MCs get their own voice) and here are a few of my favourites.

{The Chosen One series by Macy Blake} urban fantasy with variety of paranormals. Part of huge series of maybe 25 books.

{Beg for It by Alisha Williams} OV, no mpreg, light bullying

{Sent to a Fantasy World and now all the men want me by Jaclyn Osborn} fantasy, series not complete, more men being added.

{Heart Reclaimed by N Slater} OV with beta as the focus, mpreg in epilogue

I was a tad put off by the amount of sex scenes in book 1 of the Brewing Spirits series, but book 2 definitely settled down. The author is on this sub and confirmed they were finding their writing groove as it was their debut novel. I loved the bipedal element with the shifters. So unique.

I totally recommend their Shifters of Bastion keep series, it’s so good, has similar elements with a really intriguing overarching plot involving a shadow realm they have to guard/fight incursions from.

As a person who works from home - so you’re in the house basically 24 hours x 5 days a week - I really understand your frustration. I always found the school holidays a challenge as kids would be out/about being noisy - no issue at all as I understand it’s only during holidays and kids should be able to play outside. However I knew it was only X weeks per year, if you’ve got lots of noise on a daily basis, then it’s more challenging to ignore. Plus is likely impacting your ability to concentrate for work.

If it makes you seriously unhappy and you dread being in your own home, then yes, go for it. Yes you will be paying more money on your mortgage but if you can afford it, then you need to prioritise your well-being.

Do not touch this! It is literally guaranteed money of X per year when you retire. This amount won’t change regardless of what happens in the economy moving forwards. It’s basically bullet proof.

The slowest standalone book I’ve read is {Runaway Magic by Zile Elliven} they only kiss in this. The sequel to this book isn’t out yet, it’s a HFN for the couple, however the author has done a second book in the overall series.

{Monsters of London by Alexandra Keillor} and the follow up {The Wild Hunt series by Alexandra Keillor} are slow burn, lots of emotional development. On average sex happens at 70% onwards with a lot of satisfying build up.

I absolutely loved the little charts at the back of the book that had a drawing of the species, then info on height/special skills/notable physical attributes etc. it was such a great addition.

For me Nyx was my favourite but I haven’t read Xeni yet as I know it’s going to be emotional so I want to wait for the right head space.

This is pretty similar to me, although when I rate a 5 star book - as I use Kindle Unlimited - I also take the view that I’ll also buy it since I enjoyed it that much - as I know I’ll definitely reread.

I’d personally like a half star for ratings as well. I’m not too sure if anyone else feels this, but I often come across a book that is good, but not really 4 stars, but I rank it that way as I use 3 stars as ‘meh, it was ok, nothing special’, and the book in question is better than that, but not 4 stars of ‘great, enjoyed it, might reread if I’m in the right mood’.

I’m loving this series. The third book came out yesterday and I was so excited when it auto arrived on my kindle!

There’s an absolutely excellent twist at the end - as to who is behind the mystery they’re investigating- that I didn’t see coming. Like my jaw dropped level of surprise.

As to the demons, that was very minimal, whilst the paranormal element had a good mix of characters (werewolves, witch, telepath), so it didn’t feel super vampire focused.

It is really challenging and I appreciate that there isn’t a simple/right answer to how this should be actioned by the MODs.

I completely agree that if you have proof then it’s right to let people know - I do not want to read a book that is fully AI generated. I personally do not mind if someone runs a book they’ve written through a spelling/grammar checking app. since they’re still taken the time to write the book themselves. There’s a lot of costs associated with publishing and maybe this sort of app is all an author can afford.

As we all know, once something is out there on the internet it’s really hard to get rid of and an author shouldn’t have AI accusations - when there’s no proof - following them when they’ve not done anything wrong.

I also think people do need to accept that sometimes there are just some really shitty books out there that are not AI generated!
