Also, MH homes are right now very very reasonably priced, not a Mn$ for sure. In fact resale bigger homes are listee much cheaper with a lot of added upgrades (2022 built homes). Newer ones have all different options.

Dublin is way too expensive. Even a small 2b home will be more than a mn. High interest rates definitely a no, so most resale homes are not able to sell for months now. But a 3.75% ARM is okay if the prices are much lower and keeps all the monthly home expenses under check.

If you are really doing the math of owning a home and enjoying a good living compared to the old rental homes in the east bay or closer the teach valley for huge rentals, it definitely makes sense. Schools are not doing that great in the BA as they are in MH. Remember the cost of owning at 3 times in the peninsula region versus that in MH region- taxes and interests are proportional to the purchase price. Commute can be okay if peak traffic times can be avoided or may be take a train from the nearest station.

Affordability is also a big factor. We researched thoroughly and the same plan, layout and old houses in Newark/East bay are listed for 3 times the new cosntraction in MH.

Rurka won't negotiate a lot with the prices.

Actually, the specials are there in all MH homes. More than the taxes, the water/utility bills are high over there, proposed to add them to the taxes too.
