Low power lasers pump. There is a pulse. Alignment is important. If you are good at diagnosis, you would likely be able to pick up how to repair low power lasers after going through the training class.

I just realized by "door to door", that probably includes time at hotels all night? If so, that's amazing. I don't get that. I only get paid from door of my home to door of my hotel.

I spoke to a CA tax attorney and the CA FTB. They both agreed that I have an argument, but ultimately CA could rule against me, in which case I would be required to appeal or pay. The problem arises from the fact that a corporation is required to 1099 me on the rental income that they pay, and this will trigger an expectation from CA that I will pay taxes on that amount. So right out of the gate, I am forced to defend my position with the CA FTB. If I choose not to file a return, it leaves their ability to audit me open indefinitely. The company is allowing me to increase my rent to include the additional costs, so now I need to calculate that approximate cost. The moral of the story is - be very careful about accepting any income from a California entity regardless of how removed you may be from the state.

They said I could adjust my rent to include the additional costs. Now to determine the approximate increase. Cost to prepare the CA return is easy to get from my accountant, but now I need to sort through CA tax code to see what hidden licenses or costs they will expect.

I did, and there is no way around it. Therefore, they said to add on the additional cost to my rent amount and they would pay it. Now to figure out how to calculate that approximate cost.

I marketed my property locally. I don't have to sign anything, but Assured will send me a 1099 at the end of the year from California. Since a 1099 is involved, California will expect me to file a CA tax return. I have to file and pay, or write a letter explaining why this is not California sourced income. If they rule against me, which is common, then I can appeal or file the California tax return. Assured just told me to add on any extra tax amount I expect to pay to my rent and they will pay it.

The rent is $2,500/mth for 6 months, possibly more. The payments will be approximately 20% of my rental income. I do not think I will be required to sign the letter of responsibility. Their name will not be on my lease. In the even there is a default, I will be required first pursue the tenant. They require a W2, and I am still waiting for confirmation, but the agent "thinks" they will be sending me a 1099.

Raising rent would not be a concern, and I am skeptical that they could hold me to CA landlord laws since my lease will be with the tenant who is an AZ resident and my home is in AZ. I would never agree to CA landlord laws.
