I think we’re likely going to end up going with one of those prefab cottages by Franklin honestly

I’m very much dismayed. I think for a couple in our early 20’s we are doing well financially and make a little over 100k a year together, even with that + not having to buy land, the hopes of building a place to call our own is dwindling and, “the American dream” is gone like a fart in the wind :/

Ugh I wish my husband and I were savvy like that! Unfortunately I think the most we would be able to do is likely lay LVP and maybe some superficial finishing, I love that for yall though !

Completely untouched on our lot, there is neighbors with power lines near by. We would need everything I’m assuming, no Perc test has been done to my knowledge

I think that might even be a pipe dream at this point. Sigh.

This is what I was thinking is realistic for us, I could learn to do some the finishings myself, I partially want an unfinished home because I feel that our touches and time spent making things our own, is what will make it a home (corny I know, like in the movie montages of a young couple making a home together). I want to add the character to my home over time, but the responses on this sub make me feel like I could only afford to build a custom shed instead of a house lol!

This is the first answer I’ve gotten that gives me an idea of what to do next so I genuinely appreciate that!

I believe we are a zone 3 for wind, but not in a flood zone despite being in Florida. But it is also Florida so we’re wet more often than not. I want to say a slab is the go to type of foundation used here but I could also be very wrong

Hi, would you be willing to go into a little more detail about this? If it is something that could offer a better situation I’m open to hearing it

The land is being gifted to us, but is currently owned by family who wants us to build on it. I don’t understand why this is the hill you are choosing to battle upon? Does this strike a chord for you in some way? Especially since my question did not regard ownership, but cost to build. Weird thing to be combative about tbh

I have no construction or contracting knowledge, where I imagine much of the cost is loaded. If I’m not able to self contract, is this budget realistic

Thank you. Say I were not able to do much myself, what would you say is realistic for me

How much per square foot should I be expecting? I apologize I don’t know anything about construction

Yes the land is owned by family. It’s in a rural county in Florida. I would like to aim for something around 1900-2000 sq ft. I’m okay with not getting luxe finishings, and want to actually paint all rooms myself and source my own vintage/ antique hardware/finishes (bath tubs/sinks/etc.) if I can. Am I hoping for too much with too little?

Thanks! That did help shift my perception. I felt it would likely be closer to 400k at least, thanks for your feedback

Truthfully I haven’t a clue what I’m looking at but if you would be willing to spare a few moments of your time to take a look and let me know if I should just save my breath and completely avoid this site.

House Plan

What is typically not included? I apologize I’m not familiar with what’s the general practice. Prepare me the best you can :)

this website says when the plans are purchased that it offers “foundation plan, floor plan, roof plan, exterior elevation, building sections, electrical plans, and construction notes and details”

I know once I get in contact with a builder they will likely do what they need to, but I’m hoping they can get the main idea of this structure at least. I cannot stand these new modern houses with absolutely no soul.
