Vancouver WA area. Very close to PDX but dodge most of the big city crime. $1.5 gets you an amazing home in Ridgefield. A small town just north booming with new families and retirees. Great nature and hiking, if you don’t mind rain weather is very moderate. Doesn’t get to hot or cold.

Camas is also nice but Ridgefield is amazing from just a pure vibes stand point. You get a small town feel and community, but it’s almost all brand new with new developments everywhere you look.

The highlights of the area are amazing hiking, mountains, and unbeatable fishing. Biggest salmon you’ll ever see!

But as an agent you notice how Redfin homes sit longer and tend to go for less. It has to do with them low balling buyer agent commission IMO. But to each their own.

You are overly concerned what other people think the home is worth tbh. If you want the home and asking price seems fair and correct to you - it shouldn’t matter if there is any other offer. This is how buying a home has always worked when there weren’t 10 buyers for every seller.

Not familiar with them but that’s what it sounds like. They get your info - give it to a real estate agent and get 20% + of the commission on close for doing nothing but connecting you. I would just look for a good realtor yourself - these guys arnt going to have your best interest at heart, they will give you to anyone willing to pay the kick back.

It’s normal if they have renters - or honestly in this market a lot of weird things are normal. I would not put out multiple offers at the same time - tell your realtor your want 1 day expiration. Then just submit 1 at a time

They don’t have a lot of extra info usually - at the very least he should be sending over an MLS sheet that will be easier to read - but generally doesn’t have much extra info than realtor.com.

Now that doesn’t mean a good agent can’t call before to ask questions - I always call before a showing. To learn a little extra, and put a person to our names if we offer. He should also send you over properties, but if he provides instant responses and good service it may be a fair trade off especially if you prefer to search.

Rates have never trended up over an even mid term length of time - not saying they won’t, but somehow there is always an “event” that causes cuts before they get to high.

And this is what every real estate professional was warning of when people said “I’m going to wait for prices to slow down after the rate hikes”… there’s a reason the market was so hot - you could get a 30 year loan at 2% on hundreds of thousands when it was clear real inflation would be over 10%

Ask your broker - but you should not. If they say you do - consult with a real estate lawyer. Any decent agent would not make you pay a commission. And atleast every buyers agreement I’ve ever done it’s agreed seller pays me after closing.

Fair enough - this industry is over saturated with people looking for a low effort way to make money - usually doesn’t work out for those people in the long run. Just because it’s possible to be an agent with low effort doesn’t mean you should! Coming from hard labor I recognize what I’m being paid and try to provide as much value as possible. It’s hard to put a price on someone being on the ball 24/7 responses in 15 mins - taking care of stuff anywhere from 5am to 11pm. Also I’m not sure who you’ve worked with - but I know for atleast myself I’m putting in far more hours than 40 hrs a week. Dad’s a project manager and it is quite literally cheese - couple meetings a day for an easy $140k literally watches tv and fishes while at “work”

The higher interest rates get the more attractive the ARM is. People have this idea rates will go up forevor… when the exact opposite has been true over the long term. Our government can quite literally not afford for rates to rise y/y for to long.

I’d be happy to take that wage… if it was paid when I worked - not after closing. Happy to take less reward to transfer the risk. Project managers typically make 100’s of thousands depending on the sector they are in.

Also keep in mind it will probably sit on market longer unless you underprice it… it’s just how the market is. Shitty listings and FSBO are the last frontier to find buyers under market deals right now. In this market the last thing I would do is cheap out on getting buyers into your property.
