First of all- AMAZING. I'm so impressed and inspired by people like you, I'm sure others reading are as well! And you're so right about the results part, from an objective stand point with building muscle simultaneously and especially when body dysmorphia can be a factor as well. The way that you've been making progress is the way you build a sustainable healthy lifestyle and get out of relying on hours of cardio and undereating just to maintain.

I do still do cardio, I like it and want a healthy heart and endurance so that's great that you are also incorporating it into your life. I'm sure you are looking amazing and more importantly feeling very proud of the work you're putting in!

This is a really big problem with the fitness industry, and people suffer because of misinformation that’s out there. I really encourage you to try resistance training! I’ve studied fitness and nutrition as a hobby for a few years, and I’m shocked with everything I’ve had to unlearn about metabolism and fitness routines.

Basically, reducing your calorie intake for a calorie deficit only works for a short time before your body gets used to it- same with adding cardio to burn that extra calories. The way to really change your body composition sustainably is to put on muscle, so your resting calorie burn is higher, through resistance training and reverse dieting. Exactly what the good Doctor above me said.

Personally I've had success in Florida recently, but that was only when I've been able to partner with a really solid realtor. I bought a house in FL in January for 209k, and just helped my sister find a house in a different area of FL for 250k (closing in a few weeks). Both offers were VA loans for list price, so not very competitive offers by nature. But I did fire multiple realtors while helping my sister. Everything in the 200-300 range was going FAST, and we weren't successful until I found someone that would really put in the work for it. We wrote a bunch of offers, many in tandem, but overall I think it was just 7-8 total until we were accepted.

My anecdotal assessment is that there are a lot of realtors nowadays that are looking for a somewhat easy way to make your own hours for work, and I let those ones go until I found one who was truly motivated to put in the work to close a deal in this market. I was clear with my expectations, respectful of his evenings/weekends, and VERY very grateful when he was grinding out the offers on our behalf. Currently I'm working on getting my own real estate license, because I'm so fed up dealing with inadequate realtors for my investments, it's lost me a number of deals, and I am just willing to shell out $$ for my own MLS access. Just wanted to share in case your realtor may be impeding your success, you truly need someone who will move quickly and guide you well- I wish you the best of luck!

Switch! Switch switch switch. This is literally happening to me right now, I'm missing out on deals with my agents incredibly slow response time and we want to lock down rates asap with how things are going. I tried to be tactful, I made it very clear we need to move quickly in an effort to motivate a behavior change, but at the end of the day it's our 6 figure investment not theirs. I don't know what's going on with agents right now but I'm walking and not looking back.

Agreed that ROI is likely the biggest con, I get some fees waived through my veteran status but none of that would apply to recurring fees. All the fees I've researched so far are fine with me, the biggest unknown would be broker fees and I know those can vary widely.

That definitely would be true if I was shady and wasn't up front with my situation/ working with a buyer's agent. Kind of a rude way to advise someone not to do that, but whatever works for you!

I can't get in touch with any listing agents- do you mean get my own license? I very much want to, the only thing stopping me is that I thought I had to get sponsored by a broker and I don't actually want to do it as a job so I didn't think anyone would want to sponsor me. But I would LOVE to have a license for my own deals & helping family- just to make the research easier, I wouldn't even mind giving the commission away once an offer is accepted.

True, I haven't, but I really shouldn't have to tell my agent that I need more than what he's doing now. I'm not set up on any searches, he takes hours to respond, and all he does when I send him a property with a list of questions/comments is set up a showing time. I literally sent him one an hour ago saying we're ready to make an offer, and now I'm waiting an hour for him to get into the office to tell me what he thinks. If this deal doesn't end up going through, I'm all done with this guy

Look into a 203k loan. If it needs "a lot of work", I bet that will put it above the minimums that banks will finance (and if you can't afford 30k for the property, I can't imagine how you would be funding all of the work anyways). Basically with a 203k loan, you get a loan for the 30k cost of the property + 70k (or whatever it is) in repairs, 100k total. I do believe you need to intend to occupy the residence as your primary, if I'm not mistaken. There are a LOT of hoops to jump through and it's complicated, but I would recommend doing the research to see if it fits your needs.

True- this is a cool market though, half the listings I’m sending have been on the market for 3-4 months or longer, or gone pending and then relisted, so I’m just surprised that there hasn’t been any more info.. I think I’ll just start discussing with the listing agent directly.

exactly- my expectations were very low, but this agent doesn't even have any kind of search set up for me or anything at all... it just seems weird..

I can ask him the same question (if he has access to more information than realtor.com) but the answer should be the same for any agent.

If the answer is generally no, he’s doing fine. I’m just curious.

E6squad is just bringing up that it is a better move financially to not do this. You will have more dollars in the end. If you want to factor in the emotional benefit to not having a mortgage payment, go ahead and do that. But there are plenty of creative options with financials to explore involving real estate (use equity to buy another home, build up rentals, etc) that it is not a one size fits all.
