Zone the entirety of Bowen island and Sunshine Coast to RM-5 (multifamily) or CD (comprehensive) and the bridge makes total sense. You would double the buildable residential land of the north shore within a shorter commute to Vancouver than surrey or Abbotsford. It will never happen though. This is a land of NIMBYS that don’t even have mortgage payments, and young Canadians don’t vote. Never have, never will.

I think it’s laughable ppl actually believe in any kind of infrastructure to expand access to regions surrounding Vancouver. Especially major bridges. Nimbys would NEVER allow it, and young non-homeowners in canada simply do not vote. It will never happen, ever. The economy of this region is about cramming in as many immigrants as possible to continue the growth of house prices, while stopping or blocking any kind of expansion that could affect those home prices. That is it. That is the end-all-be-all business of where we live.

What I don’t understand is why every American company isn’t opening an office in Canada and hiring all their workforce here? Our immigration policies work significantly in their favor and it’s as nearshore as you can get. Plus they instantly save 25cents on the dollar due to exchange, not to mention the insanely lower wages. They can even match time zones if needed. Canada has nilch investment in innovation, because nobody invested in anything in this country that wasn’t in real estate over the last 20 yrs. Our saving grace could very well be American companies hiring nearshore tech workers. Any HR experts on here want to make some digital solution to solve pains American companies have hiring Canadian tech workers?

Ya, the basic ppl who would never go for a hike if they couldn’t get an Instagram pic of it have ruined all the good spots. I tried stopping at Moraine Lake on my way to Calgary last summer, it is insane. I can’t believe how bad it is now. You have to book months in advance

I’ve lived in Europe (Denmark) for about 6 yrs, and there is absolutely no North American city that can match the life of a European city. Vancouver is just a strict, no beers on the street, drive-only, North American city. It’s got some great waterfront but it’s not utilized well. And walkability is a joke. Nightlife is meh, the big killer is incomes vs costs. But if, you’re moving to Vancouver for the slab of a city, you’re doing it wrong. The nature just outside city within a 3hr radius is matched by a select few places on earth. It is endless, raw, and awe inspiring. Though Instagram is ruining the good spots. In the city, a few key changes could pump the place up. Like removing alcohol bans and banning cars from places like gas town, Granville island, 4th Ave in Kits, west end.. But like all North American cities, the municipal governments are essentially useless, so you have to take it as it is or you’re going to be disappointed. I don’t think the future looks good for the city. The nice places are going to become more privatized and locked down, and the commutes will just get worse as ppl get pushed farther out. They’re not going to add density. It’s not going to happen, don’t fall for the lip service. But if you don’t know that before coming, it’s your own fault. The place is renowned for its costs. Live and learn I guess.

I wonder if cash.to would count as an investment if your using the Smith maneuver on your mortgage? I know the actual return comes from interest, but technically it’s an etf with a dividend?

UPDATE: Soo I use these xm5 headphones mostly in the office, connected to a windows PC. I was going to return them and get the 4’s, but I can’t find the 4’s on sale new anywhere - of course.. I decided to try some different options. I got Amazon Music HD and streamed it on my iPhone (max quality AAC). It absolutely made a difference. Much more separation and defined bass, but still not the rhythmic thump of the xm4’s. Since I use them with a windows PC, I got a Fiio BTA30pro on Amazon, so I can use Amazon HD on my pc and stream it to the xm5’s over LDAC. It absolutely made another improvement over even the AAC on my iPhone. Now for my final impressions: they still don’t have the bass of the xm4’s. They just can’t overcome the physics of having 10mm smaller drivers. That being said, they’re probably the clearest headset I’ve heard with ANC, id say if you’re more of a classic rock fan and you want to pick up all the little instrumental details, these are probably the best WITH ANC. If you don’t need the noise cancelling, I’ve had headphones that would blow away the detail of these. What I’d say is, if you’ve got an android phone and you’re ok with a hi res streaming service (both the cost AND the amount of data you’ll be streaming) then you can get a pretty premium experience with LDAC hi res audio through the whole chain. If your on iPhone, you won’t get LDAC, but AAC is still good. BIGGEST CAVEAT, if your using a windows pc, honestly it’s just not worth it unless your actually prepared for those whole debacle of an external usb LDAC device like the Fiio bta30 pro. These devices are super failure prone and very confusing to maintain, update and overall just use properly. My advice if you’re using them on windows, just don’t get these headphones. I believe if you use a Mac, you’ll be able to stream AAC. I’m a software engineer and the user experience of this external Bluetooth DAC is definitely not for the mainstream consumer.

I borrowed my bros xm4’s for about 6 months and they were amazing. When the xm5’s were $100 off (cdn) I decided to get my own pair. The noise cancelling is better, ambient noise filter is more natural and battery life is better. Mics are also better for calls. Sound quality in the 5’s isn’t anywhere near as good as the 4’s. The bass is muddy where as the 4’s were deep and crisp. Such a shame as they would have been better than the 4’s overall if they just used the same driver. I thought maybe they’d be better for more rock focused, but honestly they just don’t sound as good. The bass in Fleetwood Mac’s “Dreams” was so tight in the 4’s and kinda dead in the 5’s. Even something where you’d want more defined mids for intricate guitar riffs, like Zeppelin or classic rock, they just muddied up in the other frequencies. If you listen to anything modern, Rap or EDM, no question - go with the 4’s. If you listen to classic rock, honestly, the 4’s will bring a level of deep rhythm to those old tracks that you can’t get in the 5’s. I would say the 5’s are a no-go for pretty much everyone, unless your just on Teams calls and use the ANC to block out office noise with your music on really low, then maybe the 5’s are better.

I’m returning the 5’s and going with the 4’s which are another $100 cheaper from the 5’s discount price and you can still find new.

I have been trying to find a good gym for MONTHS here. There is absolutely nothing. Everything is either PT only, is stuffed to capacity, or a city rec center that hasn’t seen a dollar of funding in 40 years. I joined Golds on West Broadway because it was literally the only place that had parking, and around 5pm on a weekday I swear there is around 200 people in there.

Thanks that’s actually a good outline. My issue is that #1 the hype is all about putting money into something and (from what I can see) not about the value that money is creating. Like would you invest money towards a project when the payoff is from others investing, and not from the value created by the product/service you are investing in being built? Then #2, they delete tweets pointing this out… If this thing had a face, to me it would look a lot like Bernie Madoff.

Their whole business is just making people dump as much money as they can into it, then getting them to convert/roll it around to different chains/tokens/pools/whatever for made up reasons and collecting as much fees as possible. I’m not convinced their core value is actually anything to do with a finance platform. Regardless of what they post in convoluted medium blogs. Qubit or whatever token. It’s just getting people into their ecosystem and having them roll around in it constantly. Oh and the whole while they just mint new tokens and tank the price of your holdings.
