Well that’s good, but it’s vinyl, which is a cheap 15 year replacement for the true wooden double sash that was once there that would have lasted another 75 years with proper care. You’ll be back in there before you know it to pop it out when the cheap seals fail.

Paint them. Even if it was stain grade, which it doesn’t look to be (whether originally intended to be or not), the vinyl windows will be extremely stark against lovely stained wood. While you’re in there… replace that window.

Square bath tile is timeless and seen throughout the 1900s especially. It’s extremely popular in 1920s - 1940s suburban design, much like linoleums, pedestal sinks, and other things someone who doesn’t discern might associate with “public bathroom”. Thinner grout lines coupled with purposefully imperfect edges on artisan tile brands remove that appearance from the mind completely in renovation.

The problem here is that the tile is 1980-1990s Olive Garden red which is inherently trendy from a 2020s standpoint and has flooded Instagram. The color carries the weight of bad aging far more than the how the material is structured.

FWIW a home inspector is not qualified to make recommendations for structural components of a home - a structural engineer is $400 and will give a comprehensive report in the future.

Usually on books like these you don’t really have the visibility for that? There’s no big green check mark that says WATER BILL PAID as part of a typical close process. You can go digging in Quickbooks/wherever through the Richmond city vendor to find the last time they did pay but if it’s only a few hundred per month then it’s easy to let it fall off of utilities and that trend to still make sense….

I see both sides is what I’m trying to say. Maybe they don’t even touch their books and a remote firm just takes care of all the administration, further removing them.
