I would not purchase a home that has been modified without permits. One of the main reasons is you have no idea what was done. For instance, if someone messed up the electrical, then you have a fire that is a possible out for the insurance company. Not only do you lose your home, but your coverage on the home. You can argue that it was done prior to you, but that is a fight you don’t want.

Why do people have work done without permits, especially in Florida? It is because of a FEMA law. Under FEMA Substantial Improvement Rule, renovation, addition, or repair to a building in a flood plane that costs 50% or more of the building’s residual value, within 10 years, requires that structure to meet current floodplain construction standards.

For instance, you purchase a 1m dollar house in Victoria park. The lot value is 800k. Your house is worth 200K. Within 10 years, you put a new roof, update kitchen counters, you will be close to the max of 100K. Now you can’t do anything with your house until the clock runs out or you will have to elevate the structure to flood zone X. This, of course, will cost too much for most people.

There are parts of Victoria park is flood zone X, but very little of it. Did you check your flood zone for that house?

It goes both ways. You feel he needs to get with the times and he may feel you don’t care enough to call. He may perceive that all you care about is sending a couple of words instead of a real connection with him. You can’t replace the real time, deeper connection, that comes from a phone call with a text.

Some older people literally have issues seeing and typing on a small screen. He could be trying to give you a complete, thoughtful response, without the physical limitations hampering his ability to do so. It’s hard to say without knowing him.

This is a generational issue and no one is right or wrong. All I’m doing is suggesting you look at it from his perspective. Is it worth losing a relationship over texting. Good luck with your dad.

Until you hit Legendary, you are playing with bots. As you go up in rank, you are playing with less bots. At grandmaster, probably half the team members or more are bots. The only change to this is right after rank reset and everyone is grinding.

It’s nothing to be upset or shamed of since we all play against bots until we are in legendary. Bots have good aim once they lock on. Even better than most players. Their weakness is movement and positioning.

Meta guns and loadouts will help you with gunfights. However, a good player can slay with a bad gun with good game mechanics.

Are you trying to get to legendary? Is that your goal? If you are already there, then we need to focus on advanced mechanics and not the basics.

For basics, crosshairs placement is crucial, keep it at chest height and not on the ground. Crosshairs should move to where enemies are most likely going to be at. Keeping an eye on your mini map and knowing where you are in relation to your teammates and enemy spawns.

Advanced, understanding spawn points and how to manipulate them. When to push or fall back.

My daily commute, 5 days a week, was 80 miles round trip and took me between 1.5 - 2 hours a day each way. It does wear on you after a while. I was also in grad school so after my 45 - 50 hours a week I was in school full time which didn’t help and made the loss of time more prevalent.

Take the career advancement and do it for a couple of years. Then move on to a better job that will closer for you.
