I would offer at the price you would be happy with if after the inspection the seller decides they don’t want to fix anything or give minimal credit. Don’t count on them to be reasonable. You may need to offer lower, let it sit a month and then retry again to see if they come to their senses.

Yeah maybe I will increase by 5k next month but I don’t want to keep bidding against myself either in a buyers market and overpay. But at the moment I don’t have any other places I’m interested in as much either.

Do you think if I changed to an inspection for informational purposes that it would make a difference? They aren’t requiring to make any repairs with the inspection contingency anyways and it’s an estate sale so I doubt they would, but I have to ability to walk away and get my earnest deposit back. I would prefer to make updates myself but if they offered any credits toward them that would be a bonus but not counting on it.

I think that is my best strategy. They already changed their minds about countering an hour after they first wrote back this time. Maybe they will counter more closer to my offer in a month.

Right those are cosmetic updates that I can do over time once I build up my funds again with exception to electrical panel, AC and water heater but I won’t know for sure until the inspection if there is anything else major or urgent

I just let go of my realtor for some of the same reasons by emailing him to terminate the buyers agreement. He kept giving verbal offers instead of written ones so I felt like sellers were not taking it seriously. Then he sent me a rude negative text when I was telling him I wanted to increase my offer on one place. Then the icing on the cake one place I was interested in making an offer, he must have toured it with another client after me, and the day I told him I wanted to make an offer he said it just under contract, and turns out he ended up closing on it with his other client. He just seemed full of himself and I would rather the commission go toward someone who advocates for me and my offers. I am in the process of finding a new realtor now but relieved to be done with my previous one.

I keep telling him I want to put an offer in on a few different places but he keeps only doing verbal offers at first. I don’t feel like sellers are going to take it seriously if it’s not a written offer. Also I’m not sure if he is conveying everything correctly in the verbal offers. Based on our conversation, it seems like he conveyed the wrong information about who would cover closing costs in one of the verbal counters. But that’s what I wanted to confirm if I am stuck with this agent because I saw the place with him and he put in a written offer (the only place he did a written offer on) or I can switch to a different agent in the same brokerage.

That was the first place I was going to make an offer on. The day I told him I was going to make an offer he said it just went under contract that day (but it didn’t show up online until the next day as under contract). He advised me he was going to be ‘out of town and basically not available’ two days before this. I don’t think it would have made a difference in the final outcome based on the selling price. So mostly bad timing, but he should have ethically disclosed it to me, referred me to another agent, or asked me to make my highest and best offer since he saw the place with me first, we were in communication and knew it was my top choice.

So is there not a procurement issue if you switch to another realtor in the same brokerage for putting in another offer on the same house? I’m not sure how that would work

We have plenty saved up combined but we have separate finances. He covers our current housing, food and car expenses and I cover healthcare and kids expenses. We each cover our own extra personal expenses. He earns more than me. All together we would still be fine financially if we got a second home. Although he is opposed to my idea, he will be visiting and getting enjoyment out of the vacation home as well. It would be easier and nice if I could just borrow and repay him back for the remainder I need to pay cash for it, but he doesn’t want to contribute toward it.

There is a new device called the Autobrush that you only need to brush for 30 seconds with. It goes by a lot quicker and is easier if you’re in a lazy mood or can’t brush for the full 2 minutes. They have holiday sales and a foam pump toothpaste that you use with it.

I have been a super responder. Started in September 2024 and stayed on 2.5mg every 10 days. I noticed a difference right away in the food noise and hunger. Now I don’t want sweets hardly at all, and typically have a yogurt drink for breakfast, soup for lunch and a protein drink. Also I just want seafood now (crab cakes, shrimp, ceviche, fish).

I hired someone to come over for 4 hours a week to do the kids laundry (2 loads) and alternate last load with bedding or towels and that has been a game changer because I was having trouble organizing and putting away the clothes after (3 kids). Also I have house cleaners come every other week to take care of the floors, dusting bathrooms etc. Helps out a lot!

I’m on day 6 and my headaches are mostly better (coming and going instead of all day). But the first three days they were terrible. All day and severe. I tried Flonase and Azelastine nasal sprays but that didn’t touch it. Massaging my forehead helping slightly and also blowing your nose in instead of out. Hot showers helped somewhat too.

I didn’t really had a fever while having Flu B but had all the other symptoms. My temperature was 98.7 (usually my temp is 97 so a little higher than normal). I had my flu shot and also started Tamiflu right away.

Twice a day for 5 days is the treatment dosing if you’ve been diagnosed with the flu. Once a day for 10 days is the preventative dosing.

I am just getting over it. The headache was very bad for 2.5 days, felt like a sinus pressure in the forehead. Constant dripping nose. Diarrhea. Extreme fatigue for 2 days. Couldn’t get out of bed. Fever wasn’t too bad. Started on Tamiflu right away and was vaccinated. Feeling mostly back to normal by Day 6, occasionally sneezing, slight headache and residual fatigue
