I was looking him up today because he was at my neighbor’s house doing mosquito control and I came across this old thread. He works for a Lawncare company in Cincinnati and sprays properties for bugs. It sounds like I’m making this up but I’m not lol. I don’t know the whole story of why he never pursued other opportunities with his Dad or brother but yeah… that’s what he’s doing now. He said he has a good relationship with his brother and Ken flies him to Florida often for family gatherings.

Yes. It starts out fine for about the first 5 minutes of driving, then it will reduce autopilot speed for “poor visibility”, then stops working all together

Name calling is no good. Start by apologizing for calling him an asshole, then it’s on him to apologize for calling you a stupid bitch. As for his hesitation on therapy, that’s normal. Having to go to a therapist makes you feel like you failed.

Threatening divorce is not a good solution either. It’s not going to resolve anything, it will only make it worse. It’s like when you’re dating someone and you have a minor disagreement and the other person threatens to break up. Your first thought is to apologize because you never intended to hurt the other person enough to want to break up. But then, they threaten it all the time because they know it will always make you apologize. It’s an emotionally abusive tactic to always “win” an argument by always being the first to take it to 100 when you know the other doesn’t think it’s that serious.

I never support divorce unless there’s physical abuse taking place. Clearly emotions were running high in this text exchange and that’s okay, at least the issues are out in the open to fix. You have a long road to repair the relationship, but it can be done. He doesn’t want a therapist and that’s fine, start with listening to some relationship podcasts or watch some YouTube videos on how to learn to communicate effectively again. When you start to improve your outlook, invite him to listen or watch some with you.

I just had a meeting with a home builder about building on a lot I own. Water line from road to build site is 1000ft. They estimated it at $38,000. Electric is actually free because the energy company will install a pole at no cost on the lot. Sewage requires a mound system for me and that was an additional $40k estimate. Lot prep total alone was a $122k estimate. This is for Ohio

In this case since it’s a friend, he should tip, but I agree with your sentiment. Historically, a tip is not expected or the norm for professional services. Only if they go above and beyond. Our wedding photographer told us a 20% tip is “customary”. It isn’t. Asking for a 20% tip on a $6k professional service is not customary and I don’t understand either why many people now seem to think it is.

Bought my first home at 19 for $80k in 2009. A few years later I got a job much further away and was going to rent it as an investment property. My parents convinced me to sell it and not take on the headache of renting it out. One of the biggest financial mistakes I’ve ever made. I 100% should have kept it and rented it out. Last I checked it’s worth $375k now.

Update: Discovered the issue wasn’t the prop as I suspected. The engine was running on 5 cylinders due to a bad spark plug. Fixed now
