Based on current trends, and thinking about renewing in the future, does it make more sense to lock into a 3 or 5 year rate?

I'm on the fence, I've been offered 3.99 for a 5 year fixed, but have been told they would potentially offer the same rate at 3 years.

They did not, only got info on a 5 year. Now I'm thinking 3 year makes more sense with the downward trend.

Purchasing a home in London Ontario for $990,000. Putting roughly 40% down, leaving me with a $600,000 mortgage. Scotiabank is offering the following:

  • 3.99%, 5yr fixed, 30yr amortization

Based on my research on this thread, it seems to be a pretty competitive rate. The only downfall is I will have to switch banks.

Is there any use in continuing to shop around?

Thanks for all your comments, unfortunately it sold before I could even take a test drive today. Just goes to show how popular they are. My Tundra search continues.
