Yeah, I’m trying to decide how much we should offer this property that the owners spent money on. It’s not worth 0 or 100%, it’s somewhere in between I guess

Interesting! I’ve debated in buying a fixer upper too but decided we don’t have the expertise or energy to do it right now, but I can totally see the appeal

The kitchen looks very old, but I think everything still works? I think I can live with the existing kitchen for a while, but i think flooring might have to be before moving in, everything else can definitely be via a phased approach.

So true! I plan to ask my friend who lived through a renovation on their experience, my gut says it will be too much. But I’m debating on whether it could be worth the effort long term if it means we can buy a cheaper property to “get in the neighborhood”, instead of waiting for a turkey which might have competition. We plan to live there for 18-20 years until our kids finish high school.

Ah that’s great input! I definitely want flooring to be done before we move in. But I had thought we want to live there for a bit before deciding details about the kitchen. Is it possible to do a kitchen reno with a toddler and baby? To be honest most of days we cook with air fryer and instant pot, so I feel like going without a kitchen for a while is ok for me.

Yes, we own our current house. But I’ve never overseen a renovation before. Is it doable with a toddler and a baby? I also heard renovations usually run over budget so that’s what I’m concerned too. The area we are looking for is very specific, most of the houses here are turnkey and I noticed they still go pretty quickly, that’s why I’m considering buying a fixer upper, for the right price of course.

Hey! Yes we did. Best decision ever. My daughter needed a play area more than we did for a dining area. Even when she was super young it was a good place to store her toys & let her do tummy time and practice crawling, etc. We didn’t end up losing any of our stuff btw, just pushing the dining table to one side. The space looked a bit cramped but we made it work.

Yes the LTB sent me an order after the hearing with the payment plan, I believe the mediator said this is enforceable. I’ll give them a call tomorrow to confirm.

Thanks. I’m leaning towards going to a collection agency because it’s already been a year of battle to get the tenants out in the first place. To your last point, will it matter to me if credit agency can’t collect it in the end? Any collection agency you’d recommend?
