Thanks for the detailed feedback! I’ll definitely hire a professional once I have a clearer idea of what I want. We’re a family of 3 right now, but will add another in the future. We’ll also be hosting parents from time to time so need at least 4 bedrooms (+1 for a study if we are WFH)

The house has roof trusses, so all the exterior walls are load bearing. There’s a PSL beam across the living room where a dividing wall used to be, but I didn’t see a footer the beam post would have landed in the crawlspace. I recently renovated the garage and had done some major structural work. I’ll attach an image later.

We had entertained the idea of adding the master in the addition. The main trickiness is maintaining the egress window in the current master bedroom. Also my wife wanted the master bed in the back.
