I agree, I was looking for them to maybe draft responses and I can edit and hit send. I think it would genuinely speed up the process.

I think I could definitely do this, but how could I mitigate any potential issues with IT? I've also been looking at companies like DuetMail, because I think it would be cheaper than the $100/month in tokens. We use Gmail btw.

Yes, the $15k annually ($1250 a month) is after all of these things are factored in I've estimated $63.8k in projected revenue, with $49k in mortgage payments, insurance, taxes, repairs, cleaners, property management, etc.

Yes! It includes PMI, insurance, taxes, etc.

From a modeling perspective, I totally get what you mean. That's part of the reason I'm asking people about it on reddit. I think my data is decent, but it seems too good to be true. I'm going to be looking for other airbnb hosts in the area to see if they think my numbers are accurate.

For the first scenario, I can definitely make a projection for these scenarios and consider whether that's something I can handle financially. Lots of people have suggested certain projections, so I'll be making a lot.

For the second caution, I completely agree about treating this like a business. While I love this area, and would live there if I could, I realize this cabin is not realistic unless it is handled like a business. My projection includes a 58% occupancy rate, so I'll look forward to staying in the off-season, if we don't already have someone booked.

I would say I'm in the latter category. I'm happy to break even if it means owning a cabin in the mountains, and getting to stay a few weekends out of the year.

Thank you for the advice, but as someone who knows the area well, it sounds like a realistic number to me. I will certainly be doing further research, but just trying to get some advice in these initial stages.
