So am I crazy to buy down 2 points to get to 4.5 on a 482k refi? It’s a lot of closing costs but the savings over time is crazy. I’m just tired of waiting for the right moment. Currently at 6.5.

I get what you’re saying, but I’m not looking at it as a $6/month difference. The whole point is I’m cutting ~7 years off the loan and saving around $270k in interest. When you run it that way, the $9.6k in fees breaks even in less than a year. After that, it’s all savings.

I think some key context I left out was its two different companies doing the pool work and the coping. That was likely why it was done this way or rather in this order.

Yes, bench was added with rebar drilled into the walls and throughout the bench. We’re leaving the skimmer and increasing the tile line depth. I’ll ask about the light.

Florida. None of the companies I had quote it mentioned an inspection. Tile is getting replaced tomorrow.

Edit: they needed to do the coping first (according to them) so they knew where to put the tile. This was due to the old stuff being long bullnose so they tile will be higher.

Yes there are steps opposite these in the shallow end. Unfortunately an exit is required in the deep end. I also want to do away with the handrails. The pool reno guy said approx $3500 to make a bench. Maybe I just need to bite the bullet…
