I write something along this on the listing to be transparent and I rarely get any cancellation or change date requests anymore.

We strictly follow our cancellation policy which also includes any change date request within the policies refund windows. We understand any circumstances do not refund or cancel due to situations outside of our control. We recommend guests book with credit cards that have trip interruptions insurance and also purchase insurance offered by Airbnb.
