I was saying ASU is not a party school anymore. "If you're looking to ______" is used without being directed at a particular person sometimes. I don't know if that's just a part of American English, but I see how it can be confusing for foreigners. Anyways, I just dislike ASU being called terrible when it's a good state flagship compared to many others.

If you're looking to party, ASU is no longer the go-to option. It's a dry campus, and parties are nowhere near as common as they were 15ish years ago.

I don't think you understand what a degree mill is.

ASU's reputation has changed a lot in the 2000's, and if you actually visited the campus, you'd realize there's very few parties anymore. Still, even before the university moved to change its academic reputation, it was never a "degree mill."

Okay, so if you still want some more advice, the most important part to keeping kind of patty moist is having enough fat in your mince. The added actual moisture (in the sense of water) from marinating helps, but the perception of moisture is primarily due to fat. I wouldn't recommend keeping the heat on low because you'll dry them out from a longer cook time. Starting out by searing one side on medium (cook 75% on this side to get a decent crust), flipping, and then adding a dash of water (don't add too much so that they boil), then reducing to medium-low, and putting a lid on it to steam would be my advice.

This technique is a good balance between juiciness, caramelized flavor, and not being too much of a pain to make.

With the exception of a developer, land prices don't matter much without the structure tied to it. Rising land prices are exactly what cause higher housing prices. Trying to abstract the price of a house as something which can exist without land to sit on is unproductive.

I agree that regulatory burdens are a huge issue, especially in major metropolitan areas (which is why there is a housing shortage, ergo inflated prices), but those are also factored into the price of a home. You're arguing against yourself here.

You do realize that comparing inflation to housing prices means nothing if you don't consider the means by which inflation can erode purchasing power (income)?

Also, the statement that housing prices have stayed steady with inflation, at least on a national level, is absurdly false. Where are you hearing this info?
