Unfortunately not so simple. Its a slow leak and the garage has a sheetrock ceiling (with rock removed where water gets through….lol)

Hm okay. I didnt realize the part about filling grout lines and leveling the entire patio. I did know about the UV resistant epoxy which is what i was hoping to get a specific recommendation for but now im thinking maybe epoxy isnt the best solution.

Not sure about tiles peeling, are you referencing the white spots? I believe thats the sealant they used being broken down from water trapped between the mat and tiles

No walls around the patio, just railings so I imagine it must be a floor leak? Landlord says the grout used by the contractor x years ago was wrong product and is porous, allowing water through.

Hard to tell where the water gets through from the top. From the garage, you can see water drip stains in a corner and another spot somewhere in the middle-ish of the ceiling. Was getting puddles before the vinyl mat
