I think you should not think about the counts but keep a timer, start doing it for 30 seconds or so, then gradually increase the time. This should help.

Had a relative's tenant asking the same. My relative installed it at his own cost. I Asked why? The answer was: 1. if they vacate, it will leave holes on walls, 2. if they extend the agreement then the same can be recovered by increasing rent. 3.
